Job description We are looking for a Lead Maintenance professional to join our team. This position is the senior-level maintenance person onsite and is responsible for the overall maintenance of the community, including planning, coordinating, budgeting, organizing, and maintaining the physical needs of the community. This person will perform and train other maintenance personnel in the repair, maintenance, and installation of HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment, and any other areas necessary to preserve the asset. This position, in partership with the Community Director, generates satisfactory cash flow, positive resident relations, and optimal resident retention.

Responsibilities:

Schedule, assign, and/or perform all maintenance functions, including the responsibility to complete service requests within 24-48 hours Inspecting made-ready units to ensure the company standard is achieved Supervises, guides, and schedules training, when necessary, of all maintenance personnel in the maintenance and repair of HVAC systems, electrical systems, mechanical systems, plumbing, grounds, structural elements, and equipment Supervises and performs all work related to maintenance of the property's curb appeal Implements cleaning and maintenance program for community grounds, common areas, and work areas Schedules and performs regular inspections of all grounds, structures, and systems and corrects any problems that are found. Assists in the maintenance portion of the overall property budget and ensures that all maintenance operating expenses remain within budget Develop and implements an inventory control program and ensure the company's preventative maintenance program is being implemented Directs and supervises the day-to-day operations of the maintenance functions, including the scheduling and assignment of work orders and record keeping functions in a timely manner Work with Community Director to purchase all maintenance supplies and materials in a cost-effective and efficient manner while adhering to company spending policies Work with maintenance team to ensure maintenance shop is maintained in a clean and organized manner. Ensure community golf carts are maintained in an acceptable condition. Prepare requests for quotes and work scopes and follow company procedures in obtaining bids on purchases or work to be performed Conducts inspections of contracted work - checking for the quality and conformance with specifications and costs Complies with all local, state, and federal regulations as well as all company policies and procedures Completes any additional duties assigned by
