MAINTENANCE MANAGER

New Orleans / Metairie, Louisiana Full-Time Louisiana Coastal Management is seeking an experienced, hands-on Maintenance Manager to oversee maintenance across our residential and commercial properties. This position is for someone who can both manage the maintenance operation and personally diagnose and complete repairs when needed . We need a problem-solver who works with urgency, keeps properties in good condition, and makes sure jobs are finished correctly. Responsibilities Manage and prioritize maintenance requests across multiple properties Supervise maintenance technicians and coordinate outside vendors Personally troubleshoot and perform repairs when needed Handle general plumbing, electrical, HVAC, appliance, carpentry, drywall, painting, and other property repairs Oversee vacant-unit turns and make sure units are rent-ready quickly Inspect properties and identify problems before they become major repairs Manage emergency and after-hours maintenance issues Ensure work orders are completed properly and closed out promptly Obtain bids and coordinate contractors for larger projects Monitor maintenance supplies, expenses, and vendor costs Communicate clearly with property managers and residents regarding repairs What We're Looking For Strong hands-on maintenance and troubleshooting skills Experience maintaining apartments, rental properties, commercial buildings, or similar properties Ability to supervise employees while also working alongside them Working knowledge of plumbing, electrical, HVAC, appliances, carpentry, and general building repairs Organized, dependable, and able to manage multiple priorities Strong follow-through and attention to detail Valid driver's license and reliable transportation What Success Looks Like You know what needs to be fixed, who is working on it, and when it will be finished. You don't allow work orders or vacant-unit turns to sit unnecessarily, and you don't rely on temporary fixes for recurring problems. Most importantly, you take ownership and follow through until the job is done correctly .
