Overview We are seeking a dynamic and experienced Property Maintenance Manager to lead our facilities maintenance operations. In this vital role, you will oversee the management, coordination, and execution of maintenance activities across multiple properties, ensuring all property systems operate efficiently and safely. Your leadership will drive a proactive maintenance culture, optimize repair procedures, and ensure compliance with safety regulations. You will manage a team of 6-8 in house maintenance technicians, as well as coordinate outside vendors. This position offers an exciting opportunity to manage a diverse team of skilled technicians while maintaining high standards of facility performance and safety. Responsibilities Lead and supervise facilities maintenance teams to deliver timely and effective repairs across mechanical, electrical, plumbing, and HVAC systems. Oversee the management of Properties using Appfolio property management software to track work orders, assets, and maintenance schedules. Coordinate service calls involving various trades including but not limited to HVAC system repair, electrical system troubleshooting, plumbing maintenance, and general maintenance & repair. Seek and obtain approvals for estimates and repairs. Ensure all work complies with quality and safety standards. Trouble shoot and triage incoming work order service requests, and assign to qualified technicians or trades for timely service. Maintain detailed records of maintenance activities, inspections, technician hours, and compliance documentation. Lead continuous improvement initiatives to enhance performance, reduce downtime, and optimize maintenance costs. Experience Proven management experience supervising facilities maintenance teams in multifamily or commercial environments. Mechanical knowledge with some prior hands-on experience in HVAC, electrical, plumbing, or general maintenance. Strong project management skills with the ability to coordinate multiple tasks simultaneously while adhering to deadlines. Skilled in standard technology platforms such as calanders, email communication, and ability to adopt proficiency in day-to-day business software. Supervising experience in managing field maintenance teams with a focus on operational excellence. Excellent communication skills in English to effectively coordinate with team members, vendors, and stakeholders.
