Role:

Lead maintenance and facilities operations for the Devens, MA site. Own the preventive maintenance program, supervise internal staff and external vendors, manage service contracts, projects, and budgets, and standardize processes through MOPs and SOPs. Develop business continuity and emergency response plans, maintain accurate equipment and inventory records, and scale the maintenance function to support company growth. On-site, salaried, full-time role.

Key Responsibilities:

• Own the Preventive Maintenance program within the CMMS to ensure timely completion of maintenance activities and minimize equipment downtime
• Manage vendor partnerships, service contracts, and facility-related projects to ensure quality, cost-effectiveness, and on-time delivery
• Oversee purchase order processing and budget tracking to maintain financial accuracy and cost control
• Develop and implement MOPs and SOPs to standardize maintenance practices and support operational reliability
• Establish business continuity and emergency response plans for critical building systems
• Ensure documentation, equipment records, and spare parts inventories are accurate and up to date
• Build and scale the maintenance function to support company growth and prevent service disruptions
• Collaborate with landlords, external vendors, and internal team leads to resolve facility issues and drive improvements

Qualifications:

• 5+ years experience managing building services in an industrial or commercial setting
• Knowledge of HVAC, electrical, plumbing, and mechanical systems with hands-on preventive maintenance leadership experience
• Proven experience creating and implementing MOPs and SOPs from scratch
• Familiarity with regulatory standards and compliance such as OSHA, ADA, and local building codes
• Strong vendor management, budgeting, and stakeholder collaboration skills

Physical Requirements:

• Work in a facilities environment with exposure to loud noises, temperature extremes, inclement weather, airborne particles, stairs, ladders, and confined spaces
• Ascend/descend multiple flights of stairs; work from ladders, scaffolds, and lifts
• Move and transport objects up to 65 pounds; occasionally assist with moving furniture
• Required to wear personal protective equipment as appropriate

Compensation:

• Annual base salary range: \$116,000 to \$159,872
• Actual compensation based on skills, qualifications, and experience.
