Job Description
Job Summary We are seeking a dynamic and experienced Maintenance Supervisor to lead our facilities maintenance team. In this vital role, you will oversee the planning, coordination, and execution of maintenance activities across manufacturing or industrial facilities. Your leadership will ensure that all equipment, systems, and infrastructure operate efficiently, safely, and reliably. You will be responsible for managing maintenance schedules, supervising technicians, and implementing preventative maintenance programs to minimize downtime and optimize operational performance. Responsibilities Supervise and schedule maintenance technicians and outside vendors to support daily property operations Oversee and execute preventive and routine maintenance programs for apartment units, common areas, and building systems Respond to and troubleshoot service requests, including HVAC, plumbing, electrical, appliances, and general repairs Ensure timely completion of resident work orders while maintaining high customer service standards Maintain property curb appeal by overseeing grounds, amenities, and common area upkeep Ensure compliance with OSHA, safety regulations, and company policies and procedures Manage maintenance records, service logs, work orders, and inventory of tools, equipment, and supplies Coordinate unit turns (make-readies), including inspections, repairs, and vendor scheduling to minimize vacancy loss Oversee major repairs, capital improvements, and renovation projects within the community Monitor and maintain building systems such as boilers, HVAC, water heaters, and fire safety equipment Assist with emergency maintenance issues, including on-call responsibilities as needed Collaborate closely with property management to ensure resident satisfaction and efficient property operations Qualifications 3-5+ years of maintenance experience in multifamily housing, property management, or related facilities environments (apartment experience strongly preferred) 1+ year of leadership or supervisory experience preferred (e.g., Lead Technician or Maintenance Supervisor) Strong working knowledge of residential systems, including HVAC, plumbing, electrical, appliances, and general building maintenance Experience with preventive maintenance programs in a multifamily or residential setting Familiarity with property management and maintenance systems (e.g., Yardi, AppFolio, or other CMMS platforms) preferred Ability to read and interpret technical manuals, work orders, and basic schematics/blueprints Strong troubleshooting, problem-solving, and customer service skills with a resident-focused mindset Basic computer skills (Microsoft Office, email, and property management software) Willingness to participate in an on-call rotation and respond to after-hours maintenance emergencies as needed Work Environment Ability to lift up to 50 lbs Ability to stand, walk, climb ladders, and perform hands-on maintenance tasks
