The Home2 Suites by Hilton Danvers, MA is currently under construction and will introduce a modern extended-stay product to the North Shore market. Conveniently located near major highways, corporate hubs, and coastal destinations, this hotel is positioned to serve a mix of business, project-based, and leisure travelers. This is a unique opportunity to join the pre-opening team , help build the maintenance department from the ground up, and establish the systems, standards, and preventative maintenance practices that will support the hotel from day one. Position Summary The Maintenance Supervisor supports the daily maintenance and engineering operations of the hotel, with a strong focus on safety, preventative maintenance, efficiency, and guest satisfaction. As part of the hotel's pre-opening team, this position will assist with preparing the property for opening, setting up maintenance procedures and systems, organizing tools and supplies, and ensuring hotel systems and equipment are ready for operation. Following opening, the Maintenance Supervisor will help oversee daily maintenance activities, assign and prioritize work, perform repairs and preventative maintenance, and ensure guestrooms, public areas, and hotel equipment are properly maintained. The ideal candidate is a hands-on maintenance professional with strong technical skills, attention to detail, and the ability to lead and support a team in a fast-paced hotel environment. Key Responsibilities Pre-Opening & Opening Support Assist the General Manager and hotel leadership team with pre-opening maintenance preparations Help establish preventative maintenance schedules, procedures, and checklists Assist with inspections of building systems, equipment, guestrooms, and public areas Support contractors and vendors with maintenance and construction-related needs Help organize maintenance tools, equipment, parts, and supplies Participate in property walks, inspections, punch lists, and opening preparations Assist in ensuring the property is fully operational and maintenance-ready for opening Daily Maintenance Operations Supervise and coordinate daily maintenance activities and work assignments Perform preventative maintenance and general repairs throughout the hotel Maintain and troubleshoot HVAC, plumbing, electrical, refrigeration, kitchen equipment, lighting, pool equipment, and other hotel systems Inspect guestrooms, public areas, back-of-house spaces, and equipment to identify maintenance needs Respond promptly to maintenance requests and complete work orders accurately and efficiently Coordinate with Front Office, Housekeeping, and other departments regarding maintenance concerns Maintain accurate records of repairs, inspections, and preventative maintenance Report major repair or replacement needs to the appropriate manager Team Support & Leadership Assist with training and development of Maintenance Department associates Assign and prioritize daily work based on hotel needs and business levels Provide guidance and support to maintenance team members Promote a positive, professional, and team-oriented work environment Ensure associates follow established maintenance procedures and safety practices Lead by example and remain hands-on with maintenance work as needed Safety & Compliance Ensure maintenance activities follow Hilton standards, AAM15 policies, OSHA requirements, and applicable regulations Promote a safe working environment for associates and guests Ensure proper use and handling of tools, equipment, chemicals, and personal protective equipment Report and address safety hazards and maintenance concerns promptly Maintain required maintenance and safety documentation Respond appropriately to emergencies and building-related incidents Inventory & Property Maintenance Monitor maintenance supplies, tools, parts, and equipment and communicate replenishment needs Maintain organized and secure maintenance storage areas Assist with vendor and contractor coordination as needed Help minimize unnecessary repairs and expenses through effective preventative maintenance Take pride in maintaining the hotel's overall physical condition and appearance Perform other duties and responsibilities as assigned Qualifications Previous hotel maintenance or engineering experience required Previous supervisory or lead experience preferred Pre-opening hotel experience preferred Experience with Hilton, Marriott, IHG, or another major hotel brand preferred Strong knowledge of HVAC, plumbing, electrical, mechanical, and general building systems Experience with preventative maintenance and equipment troubleshooting Strong problem-solving and organizational skills Ability to prioritize multiple maintenance needs in a fast-paced environment Strong communication and interpersonal skills Knowledge of OSHA requirements and workplace safety practices Basic computer skills and ability to maintain maintenance records Ability to work a flexible schedule, including weekends, holidays, and varying shifts as business needs require Must be a hands-on team player who is comfortable performing maintenance work as needed What Success Looks Like The maintenance team is prepared and organized for opening Hotel systems and equipment are properly maintained and operating efficiently Preventative maintenance schedules are consistently followed Maintenance requests and repairs are addressed promptly Guestrooms and public areas remain safe, functional, and well maintained Maintenance supplies, tools, and equipment are properly organized Safety standards and required inspections are consistently maintained The Maintenance Department works effectively with all hotel departments The property maintains a high standard of safety, functionality, and appearance from day one Why Join AAM15 Management, LLC?
