Maintenance / Environmental Services Director The Maintenance / Environmental Services Director is responsible for the overall maintenance and appearance of the community, including resident apartments, common areas, mechanical systems, grounds, and equipment. This position ensures that the building remains safe, functional, and welcoming for residents, visitors, and team members. The ideal candidate will lead by example, perform hands-on work, and coordinate maintenance operations with other departments to promote efficiency, comfort, and resident satisfaction. Key Responsibilities Oversee and perform general maintenance, including HVAC, electrical, plumbing, painting, and carpentry work. Manage all community equipment, safety systems, and maintenance records to ensure compliance with state and federal regulations. Supervise and mentor maintenance staff, fostering teamwork and accountability. Coordinate preventative maintenance programs and respond promptly to work orders and emergencies. Ensure proper upkeep of grounds, landscaping, and building appearance. Lead carpet care, painting, and apartment turnover projects to ensure units are move-in ready. Drive the community van and assist with resident transportation as needed. Build positive relationships with residents by being visible, responsive, and respectful of their needs. Collaborate with other department leaders to ensure a holistic, resident-centered approach to service and safety. Maintain vendor relationships, budget tracking, and purchasing for maintenance supplies. Qualifications Minimum 3-5 years of experience in maintenance, facilities management, or environmental services (senior living or healthcare preferred). Working knowledge of building systems, mechanical equipment, and maintenance best practices. Ability to perform hands-on repairs and lead by example. Excellent communication, organization, and leadership skills. Compassionate and service-oriented attitude. Must have a valid driver's license and be able to safely operate a community vehicle.
