Lead Maintenance Technician & Supervisor Reports to: Director of Maintenance & Inspections Field time: ~50% at properties on average, rising to as much as 80% during turn season, staffing gaps, or emergency periods

Full-time salaried, approximately 45 hours per week; after-hours availability required to supervise the on-call rotation Role Summary This is a working supervisor role — roughly half your week is spent hands-on at properties diagnosing and repairing maintenance issues, and the other half directing a small hourly crew, coordinating vendors, and keeping turns moving.
Field time is not fixed:
during turn season, staffing gaps, or emergencies it can climb to 80%, and you're expected to pick up the tools rather than wait for coverage. The right person is a strong all-around tradesperson who can also run a schedule, train a technician, and talk to an owner without needing a manager in the room. Field & Technical Responsibilities Perform hands-on diagnosis and repair across: Plumbing, electrical & HVAC — fixtures, faucets, supply lines and shutoffs, toilets, drain clearing, water heaters, sump pumps; outlets, switches, fixtures, GFCIs, breakers, troubleshooting dead circuits; filters, thermostats, condensate lines, basic furnace and A/C troubleshooting, seasonal startup and shutdown. Recognize when a licensed trade is required. Appliances — diagnosis, common repairs Carpentry & finish work — doors, locks and rekeying, trim, drywall patch, paint, caulk and grout, flooring repair, cabinetry and hardware Exterior & seasonal — gutters, minor roof and siding issues, winterization, frozen-pipe prevention and response, snow and ice management Additional field duties: Make sound repair-versus-replace calls in the field and escalate anything outside scope, license, or budget Supervise the after-hours on-call rotation — build the schedule, take escalations, triage severity, and dispatch the right technician or vendor to emergencies Conduct move-in and move-out condition inspections and scheduled property walk throughs Execute the preventive maintenance calendar — filters, water heater flushes, detector testing, seasonal tasks Flag aging systems and deferred maintenance so owners can plan and budget for replacement Maintain the company vehicle, truck stock, and tool inventory; keep parts at agreed par levels Turnover Own the turnover process from move-out to move-in, ensuring quality and timeliness Scope the turn, order materials, schedule internal staff and vendors, and sequence work to hit the target turn date Inspect all completed work — internal and vendor — before the unit is marked rent-ready Supervision & Team Supervise hourly maintenance staff day to day: assign work, set priorities, and check quality Train hourly staff within allocated budget and hours; build skill depth so coverage doesn't depend on one person Set a constructive tone on the crew and handle conflicts — between technicians, or with tenants on site — directly and early, escalating only what genuinely needs it Optimize the mix of internal labor, vendors, and materials to balance quality against cost Coordination & Relationships Coordinate with vendors, owners, maintenance staff, and internal team members; update the team on progress regularly Maintain vendor and business-partner relationships; hold vendors to scope, price, and schedule Build and maintain relationships with key owners Documentation & Process Contribute field expertise to maintenance Standard Operating Procedures, developed with the Director of Maintenance & Inspections Document all work orders, inspections, and turns completely and on time Support implementation of time tracking for maintenance staff Identify repetitive tasks that can be automated or systematized Anything Else the Job Requires Property management doesn't stay inside a job description. This role is expected to step in wherever the work requires — covering a shift, handling a task outside the usual scope, or picking up whatever keeps properties, tenants, owners, and the team well served. Requirements Technical Strong working knowledge of mechanical, electrical, and plumbing systems Demonstrated ability to diagnose and repair across multiple trades with minimal supervision Own basic hand and power tools Valid driver's license, clean driving record, ability to safely operate a company vehicle Leadership 2-3 years of management or crew-lead experience: scheduling, training, and holding quality standards Ability to give direct feedback, resolve conflict, and build trust throughout the team Operating Strong technology skills and quick adaptation to new systems (property management software, work order and time tracking tools) Strong ability to plan, prioritize, and coordinate tasks efficiently High level of accuracy in scheduling, documentation, and quality control Excellent verbal and written communication Flexibility and responsiveness in a fast-paced environment with shifting priorities Strategic thinking with significant cross-team collaboration Physical Requirements & Working Conditions Lift up to 75 pounds Work from ladders; access attics, crawlspaces, and basements Kneel, crouch, and work in confined spaces for extended periods Work outdoors in Michigan weather year-round, including snow and ice response Exposure to dust, cleaning chemicals, and typical construction materials Frequent driving between properties throughout the day After-hours and weekend availability to supervise the on-call rotation Values Commit to operating by
