Job Description

Job Overview we are looking for a Maintenance Supervisor able to successfully manage a maintenance team and associated contractors. This position requires a person who can provide direction but also personally complete work orders and other maintenance tasks. General responsibility will be to ensure that the property management offices, landscaping, community amenities and common areas are maintained in good working order and free of trash and debris. Management experience and working with project management and communications is also key. General ability with excel, email, physical and digital work orders are a must! This position will be scheduling, coordinating, and managing several projects and will have daily reporting and communication with the onsite property manager as well as offsite management. Extensive experience in plumbing, electrical, and residential maintenance is a must. Experience with boiler systems is preferred! Must have the ability to operate property equipment (HVAC, plumbing, electrical, grounds, etc.) As the Facilities Manager/Maintenance Supervisor you will be responsible for supervising and coordinating activities of workers responsible for maintaining and repairing physical structures of buildings and maintaining grounds. You must thrive in a team-oriented, fast pasted environment, have an upbeat positive attitude, excellent customer service skills and have a professional, hardworking attitude. Responsibilities
  • Supervise and lead a team of maintenance technicians in daily operations
  • Conduct routine inspections of facilities to identify and resolve issues promptly
  • Develop and implement maintenance procedures to ensure efficient operations
  • Perform daily repairs on plumbing, heating/cooling, electrical, etc.
  • Purchase and maintain the inventory needed on-site to perform daily maintenance duties
  • Solicit and review outside bids for services
  • Develop and maintain rapport with outside vendors, suppliers and contractors
  • Coordinate and supervise all work performed by outside contractors.
  • Coordinate with Assistant Manager and Community Manager to stay current on move-out and move-in schedules in order to perform maintenance on vacated make-ready vacant units
  • Provide daily maintenance service to resident's units as requested by resident via a work order system
  • Perform and/or supervise the daily tasks necessary to maintain the curb appeal and physical integrity of the facility
  • Respond to emergency maintenance calls
  • Maintain accurate records for furniture, keys and fixture inventories
  • Assist in the hiring and training of the necessary personnel for the Maintenance and Porter/Grounds keeping Departments Qualifications
  • Proven experience in residential and industrial maintenance and repair
  • Strong knowledge of maintenance management principles
  • Ability to supervise and motivate a team effectively
  • Proficiency in reading and interpreting technical schematics
  • Familiarity with high voltage and low voltage systems
  • Excellent problem-solving skills and attention to detail
  • Extensive Plumbing Experience Required
  • Extensive Electrical Experience Required
  • Boiler System Knowledge Preferred
  • HVAC Experience Preferred
