All applicants must be available to work nights and weekends. Normal scheduled hours are 7:00 AM - 3:30 PM, M-F. Due to the nature of the position, there may be a need to work a schedule other than first shift. The work schedule may need to be altered to accomplish the needs of the department. Scheduled hours will be based upon the projects and work needed to be completed.Qualifications:
- Demonstrated abilities as a motivated, self-starting team player are essential.
- Candidates for this position must have experience in the operation of large equipment.
- Experience in repair and maintenance of air handlers, VAV's, roof top units, boilers, refrigeration systems, cooling tower equipment and heating control systems.
- On call 24 hours per day and available to work overtime when conditions exist that could determine the opening or closing of a school building.
- High School graduate and at least 2 years maintenance or building trades experience.
- Possess High School diploma or G.E.D. equivalent.
- Minimum of two (2) years' experience.
- Possess Valid Michigan driver's license.
- The Maintenance position requires a person with good hands on maintenance skills, and the desire & ability to improve those skills with time & experience. Previous experience working in the trades is preferred.
- Ability to develop and become proficient in handling skills with equipment related to carpentry, plumbing, electrical, H.V.A.C., grounds and all phases of building construction or renovation.
- Possess the physical ability of climbing, lifting objects of at least 50 pounds and performing rigorous standard trade practices.
- Ability to read and interpret documents such as safety rules, operating and training manuals, electrical and mechanical blueprints, and/or architectural blueprints.
- Ability to write legible responses to work orders and other documents.
- Possess ability to troubleshoot, install and maintain systems.
- Have demonstrated success in working effectively and harmoniously with supervisors and peers.
- Communication of problems/concerns through the chain of command in an appropriate manner.
- Must work productively with or without direct supervision
- Have demonstrated employment dependability and maintained a record of reliability and punctuality.
General Responsibilities:
- Responsible for the direct day-to-day supervision of the Operations Department employees who are assigned to Maintenance.
- Responsible for prioritizing work that needs to be done. This position works with the Director of Operations and other administrators to have an understanding of what the needs and priorities of the District are. The Maintenance Supervisor needs to be able to understand and balance the budget restraints of the department in making decisions.
- Must have experience and abilities in all aspects of Facility Maintenance. Some aspects include, but are not limited to: carpentry, plumbing, electrical, HVAC, grounds maintenance, equipment repair, door hardware and data cabling.
- Responsibilities will include working with contractors and approving proposed repairs. Demonstrated experience with management and coordination of contractors and sub-contractors will be very important.
- Responsible for phone follow up with contractors, the issuing of purchase orders, and the completion of paper work as needed for purchasing of supplies and services. Also responsible for seeking out the appropriate parties to perform the repairs and installations as needed.
- Monitor the quality of work being done throughout the district, and as needed address performance issues within the maintenance department.
- To be the "front line communicator" to work out personnel concerns within the department in an effective manner to do what is right for the District and the employee.
- Work with vendors, including oversight of vendors while they are working, and the calling of service vendors to resolve building maintenance and service issues.
