This position is responsible for leading the maintenance team, ensuring vacant apartments are turned efficiently, completing work orders promptly, maintaining curb appeal, and ensuring overall site operations meet company expectations. Key Responsibilities Hire, train, supervise, and manage the maintenance team. Assign daily responsibilities and monitor employee performance. Ensure daily resident work orders are assigned and completed promptly. Prioritize emergency maintenance requests and safety concerns. Oversee vacant apartment turns to ensure units are completed efficiently and ready for move-in. Inspect vacant apartments and completed unit turns for quality and completeness. Coordinate plumbing, electrical, HVAC, appliance, carpentry, drywall, painting, and general repairs. Perform maintenance and repairs when needed. Work with contractors and vendors to obtain bids, schedule work, and confirm satisfactory completion. Monitor contractor performance, timelines, and quality of work. Maintain strong curb appeal throughout the property. Ensure common areas, building exteriors, grounds, maintenance shops, and storage areas are clean, safe, and properly maintained. Work closely with the Property Manager to order necessary maintenance supplies, parts, appliances, and equipment. Maintain appropriate inventory levels while controlling maintenance expenses. Conduct routine property, building, unit, and safety inspections. Ensure preventative maintenance is completed on schedule. Maintain accurate records for work orders, unit turns, inspections, supplies, and contractor activity. Ensure the property complies with company standards and applicable safety requirements. Assist with snow removal and other seasonal property needs. Communicate regularly with the Property Manager regarding maintenance priorities, staffing, vacant units, contractor work, and property conditions. Ensure overall maintenance and site operations consistently meet company expectations. Qualifications Previous apartment maintenance and supervisory experience required. Experience hiring, training, and managing maintenance employees. Working knowledge of plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building repairs. Strong leadership, organization, and problem-solving skills. Ability to manage multiple projects and priorities simultaneously. Experience coordinating contractors and vendors. Ability to track work orders and vacant apartment turns. Strong attention to safety, property appearance, and quality of work. Ability to communicate effectively with residents, employees, contractors, and management. Basic computer skills for work-order tracking, reporting, and communication. Must be dependable, professional, and able to respond to maintenance emergencies when necessary. The ideal candidate will be a hands-on leader who takes ownership of the property's maintenance operations, holds the team accountable, and ensures residents receive prompt, professional service.
