Job Description

Lang Nelson Associates is seeking a skilled, relationship-driven Lead Maintenance Technician to oversee facility care for Orono Woods Senior Living (a 62-apartment community) and our corporate office building in St. Louis Park. This full-time role splits time between both locations (approximately 25 hours per week at Orono Woods and 15 hours per week at the corporate office). As a key lead maintenance presence across both properties, you will be responsible for overall upkeep, managing vendors, working within monthly budgets, and completing daily service requests. Lead Maintenance Technician Responsibilities
    Property Repairs & Upkeep:
    Perform timely common area and apartment repairs, including basic plumbing, electrical, and general maintenance.
      Turnover & Unit Prep:
      Prepare vacant units efficiently for new move-ins to keep occupancy turns seamless.
        HVAC & Equipment Care:
        Maintain heating and cooling systems, specifically working with magic packs and routine HVAC upkeep as our primary maintenance technician.
          Preventative Care:
          Execute routine preventative maintenance schedules to protect overall property integrity and safety.
            Vendor & Budget Coordination:
            Work directly with outside vendors, track operational inventory, and assist in managing monthly property budgets.
              Common Area Caretaking:
              Assist with light common area caretaking and building upkeep at both the senior living community and the corporate office as the lead maintenance contact. Lead Maintenance Technician Requirements
                Experience:
                2-3 years of general facility or apartment maintenance experience preferred.
                  Technical Proficiency:
                  Prior experience working with magic packs and HVAC systems is strongly preferred. A Boilers License is a plus.
                    Licensure & Mobility:
                    Valid driver's license required to travel between the Orono Woods property and St. Louis Park office.
                      Background Check:
                      Ability to pass a standard background check and pre-employment screening.
                        Interpersonal Skills:
                        A friendly demeanor with a strong desire to interact positively with senior residents and corporate office staff.
