Job Description
POSITION TITLE MAINTENANCE ENGINEER
$28/per hourPOSITION SUMMARY
Under the general supervision of the Executive Director, the Maintenance Engineer ensures the efficient operation of the Low Rent Housing Programs by performing maintenance and physical property management of all sites. The Maintenance Engineer will work full-time 8am-4pm and take on-call rotation. This description is a general one, subject to unforeseen circumstances which could alter the duties listed. This position will have a probationary period of 6 monthsJOB DUTIES
Perform maintenance duties at Sibley Terrace, Parkview I & 11, Alpine Apartments and West Grove Townhomes, including: Operating, monitoring, and providing basic maintenance of hot water boilers, fresh air ventilators, water heaters, lawn mowing and snow blowing equipment. This also includes miscellaneous equipment located in apartments, common areas and family units. Responding to maintenance requests (work orders) as reported to the office. Handling preventative maintenance items and the scheduling of same. Assist in ordering maintenance supplies and equipment and maintaining an accurate inventory. Obtaining bids for Capital Funding Projects as warranted by budgets. Follow procurement policy and monitor Davis-Bacon related activities. Responding to emergencies evenings and weekends during on call rotation. This rotation is shared by 2 other staff. Supervising the maintenance and cleaning duties performed by contracted services. Maintaining grounds in all seasons. (Lawn mowing, landscaping maintenance, and snow removal not contracted for). All duties pertaining to readying of vacant units for lease (ie.painting & maintenance). Maintaining an awareness of potential safety or liability situations on the premises. Maintaining daily contact with the office to determine priorities.MINIMUM QUALIFICATIONS
- High school degree or equivalent.
- Valid Minnesota driver's license.
- Special Engineers License required at hire or ability to obtain within 90 days.
- 3-5 years in construction trade or experience in multiple housing complex maintenance
- Considerable ability to assess situations and offer solutions.
- Position requires ownership of an operable, licensed and insured vehicle.
- Ability to lift heavy objects up to 75 pounds.
- Demonstrated mechanical ability and experience.
- Demonstrated knowledge of large heating, electrical and plumbing systems.
- Ability to communicate with tenants, contractors and HRA staff.
- Ability to respect privacy and confidentiality of all tenants.
- Ability to take on-call rotation and respond to designated emergencies.
