Job Description

JOB SUMMARY
The Maintenance Director is responsible for leading and managing all maintenance operations across the company's portfolio of multiple self-storage properties and commercial properties. This position provides direct supervision of two Maintenance Technicians while ensuring all facilities are maintained to company standards. The Maintenance Director oversees preventive maintenance programs, capital improvement projects, vendor relationships, maintenance budgeting, and administrative functions that support efficient operations. This is a hands-on leadership position that requires strong organizational skills, project management experience, and the ability to prioritize multiple initiatives while maintaining safe, clean, and attractive facilities.
PRIMARY DUTIES 1.
Leadership & Team Management
  • Supervise, coach, schedule, and develop full-time Maintenance Technicians.
  • Assign daily, weekly, and monthly work priorities.
  • Conduct performance evaluations and provide ongoing training.
  • Promote accountability, safety, and quality workmanship.
  • Ensure maintenance requests are completed promptly and efficiently in RaFA. 2. Property Maintenance
  • Oversee maintenance operations across self-storage facilities and commercial properties.
  • Develop and manage preventive maintenance schedules.
  • Ensure all properties maintain company appearance standards.
  • Conduct regular property inspections and identify maintenance needs.
  • Coordinate emergency repairs and respond to urgent maintenance issues as needed.
  • Ensure compliance with OSHA and company safety standards. 3. Capital Projects
  • Plan, coordinate, and manage capital improvement projects.
  • Develop project scopes, timelines, and budgets.
  • Solicit bids from contractors and vendors.
  • Oversee contractor performance and ensure projects are completed on schedule and within budget.
  • Track project progress and provide updates to senior leadership.
  • Assist with long-term capital planning for all facilities. 4. Vendor Management
  • Build and maintain relationships with contractors and service providers.
  • Obtain competitive bids for maintenance and capital projects.
  • Negotiate pricing and service agreements.
  • Monitor vendor performance and ensure quality standards are met. 5. Administrative Duties
  • Develop and manage annual maintenance budgets.
  • Monitor maintenance and capital expenditures.
  • Process purchase requests and approve maintenance-related invoices.
  • Maintain maintenance records, inspection reports, warranties, and equipment documentation.
  • Track work orders and maintenance performance metrics.
  • Prepare reports for ownership and executive leadership. 6. Operational Support
  • Partner with Property Managers and Operations to prioritize maintenance needs.
  • Recommend facility improvements that increase operational efficiency and customer satisfaction.
  • Assist with acquisitions, property renovations, and new development projects as needed.
  • Participate in emergency preparedness planning.
SECONDARY DUTIES
Projects as requested by management.
JOB QUALIFICATIONS
  • 5+ years of facilities or maintenance management experience.
  • Previous supervisory or leadership experience.
  • Experience managing multiple properties or multiple job sites preferred.
  • Strong project management skills.
  • Experience managing capital improvement projects and budgets.
  • Knowledge of building systems including HVAC, electrical, plumbing, roofing, doors, gates, and access control systems.
  • Ability to read construction plans and contractor proposals preferred.
  • Strong computer skills including Microsoft Office and maintenance management software.
  • Excellent communication and organizational skills.
  • Valid driver's license with ability to travel regularly between company properties.
PREFERRED EXPERIENCE
  • Self-storage, commercial real estate, multifamily, or facilities management experience.
  • Construction management background.
  • Experience with vendor negotiations and contract management.
  • Budget preparation and financial reporting experience.
PHYSICAL REQUIREMENTS
  • Ability to travel regularly between properties.
  • Ability to walk properties, climb ladders, and inspect building systems.
  • Occasionally lift up to 50 pounds.
  • Ability to work indoors and outdoors in varying weather conditions.

WORK ENVIRONMENT
The work is both indoors and outdoors. Must be able to go outside in all MN weather conditions and varying temperatures to address property-related issues. There will at times be long periods spent in extreme temperatures and weather conditions including heat, cold and humidity when performing tasks needed to maintain buildings.
Pay:
$85,000.00 - $105,000.00 per year
