Job Description

Job Summary We are seeking a dynamic and experienced Maintenance Team Lead to oversee and coordinate all facets of facilities maintenance within our operations. This role is vital in ensuring the reliability, safety, and efficiency of mechanical, electrical, plumbing, and HVAC systems across our facilities. Responsibilities Maintenance Perform and oversee routine and emergency maintenance throughout the apartment community. Diagnose and repair common household appliances, including refrigerators, ranges, ovens, dishwashers, garbase disposals, washers and dryers.
Physical Fitness:
Climb stairs, walk property, lift up to 50 pounds. Troubleshoot and perform light electrical repairs, including outlets, switches, lighting fixtures, ceiling fans, breakers, and other minor electrical components, in accordance with applicable codes and licensing requirements. Perform general plumbing repairs, including faucets, toilets, drains, garbage disposals, leaks, and other common residential plumbing issues. Perform drywall repairs, patching, painting, caulking, and other cosmetic repairs. Troubleshoot and repair HVAC systems and coordinate outside vendors for repairs requiring additional expertise. Complete apartment make-ready and turnover work to prepare units for new residents. Perform preventative maintenance on building systems, equipment, appliances, and community ameneties. Respond promptly to resident maintenance requests and emergency situations. Ensure all maintenance work complies with OSHA safety regulations and company safety policies. Amenity & Grounds Preserve common spaces. Maintain and inspect the fitness center equipment, dog park, and walkways. Oversee pet stations. Ensure all community dog stations are systematically restocked, cleaned, and emptied to preserve curb appeal. Manage the swimming pool. Maintain daily chemical logs, clean filtration systems, and ensure total compliance with county health codes. Execute seasonal snow removal. Lead and perform mandatory on-site snow plowing, shoveling, and salting during winter weather events. Customer Service and Safety Provide professional and courteous service to residents, coworkers, vendors, and management. Maintain a safe work environment and ensure proper use of tools, equipment, personal protective equipment, and hazardous materials. Participate in a bi-weekly on-call rotation and respond to after-hours emergencies as required. Maintain an organized inventory of maintenance supplies, tools, equipment, and replacement parts. Position Requirements 3 years maintenance experience Seasonal Readiness-must be physically capable and available to handle strenuous snow removal duties. EPA Certification (preferred) Pool Certification (preferred) Ladder Training (preferred)
Pay:
$28.00 - $30.00 per hour
