The Maintenance Supervisor leads maintenance operations across the Raco Properties portfolio. This is a hands-on leadership position responsible for directing work crews, organizing daily workflow, managing apartment turns, controlling material flow, coordinating preventive maintenance, responding to emergencies, and overseeing complicated repair and renovation projects. The successful candidate must be able to manage multiple active priorities, assign labor and materials effectively, identify obstacles early, and provide management with reliable schedules and measurable progress.
LEADERSHIP AND CREW MANAGEMENT
Plan daily work and assign technicians, contractors, and work crews according to skill, urgency, location, and workload. Clearly communicate the scope, deadline, materials, and expected result for each assignment. Lead crews in the field, inspect active work, remove obstacles, and adjust assignments when conditions change. Hold employees accountable for productivity, workmanship, safety, attendance, communication, and work-order documentation. Balance resident service requests, apartment turns, grounds work, preventive maintenance, inspections, emergencies, and special projects across multiple properties. Conduct morning assignments and routine progress checks throughout the day. Train technicians on repair methods, work-order procedures, company standards, tool care, key control, resident interaction, and safe work practices. Document performance concerns objectively and communicate staffing, training, or disciplinary needs to management. Maintain professional and respectful communication during stressful or high-pressure situations.
PROJECT MANAGEMENT
Develop clear scopes of work, labor plans, material lists, schedules, milestones, and completion standards for apartment turns and complicated projects. Coordinate multiple projects at different properties while continuing to address urgent resident and operational needs. Manage projects involving several trades, dependencies, vendors, deadlines, and changing priorities. Troubleshoot complicated building and site issues and determine when a licensed contractor or outside specialist is required. Present management with practical repair options, estimated costs, material needs, expected timelines, and operational risks. Inspect completed work for function, workmanship, cleanliness, safety, and readiness for resident or management acceptance. Coordinate vendors and contractors, verify access and scope, monitor progress, and report incomplete or unacceptable work before invoices are approved. Manage emergency response by assigning personnel, containing damage, communicating status, documenting conditions, and coordinating follow-up repairs.
MATERIAL FLOW AND INVENTORY CONTROL
Forecast material needs before work begins so crews have the correct supplies, tools, equipment, and access required to remain productive. Maintain organized maintenance inventory and establish appropriate minimum and reorder levels for frequently used materials. Track materials from purchase or storage through issue, installation, return, or disposal. Reduce duplicate purchases, material shortages, waste, lost tools, and unapproved use. Review purchase requests for necessity, price, quantity, compatibility, and project allocation within delegated authority. Coordinate material deliveries and ensure that materials reach the correct property and crew when needed. Maintain accurate control of master keys, apartment keys, access devices, company tools, vehicles, and assigned equipment.
SYSTEMS AND ACCOUNTABILITY
Monitor AppFolio or other assigned systems daily to ensure work is assigned, time is recorded, notes and photographs are complete, and finished work orders are closed correctly. Provide dependable updates regarding open work orders, apartment turns, project deadlines, labor capacity, material constraints, vendor status, project costs, and emerging risks. Use operating information to identify repeat repairs, delayed work, productivity issues, recurring property conditions, and opportunities to improve maintenance operations. Escalate resident-impacting delays, significant expenses, safety concerns, property damage, and work outside the team's capabilities before the problem worsens.
QUALIFICATIONS
At least three years of progressively responsible maintenance, construction, renovation, or facilities experience is preferred. Previous experience supervising employees, contractors, or work crews is required. Demonstrated experience planning material flow, coordinating labor, and completing complicated projects involving multiple trades, deadlines, and changing priorities. Broad practical understanding of plumbing, electrical, HVAC coordination, carpentry, drywall, painting, flooring, appliances, doors and locks, grounds, and building systems. Ability to prepare scopes, estimate labor and materials, organize schedules, inspect workmanship, and manage work across multiple locations. Strong judgment under pressure and the ability to multitask without losing follow-through, documentation, or attention to safety. Ability to communicate clearly with technicians, residents, vendors, contractors, and management. Comfortable using smartphones, email, spreadsheets, work-order platforms, and photographs to manage and report work. Valid driver's license, acceptable driving record, and reliable transportation between assigned properties, subject to company policy. Relevant HVAC, EPA, pool, electrical, plumbing, construction, or safety certifications are preferred but not required unless specific assigned duties require them.
PHYSICAL AND SCHEDULING REQUIREMENTS
This is a hands-on field leadership role. The position regularly requires walking properties, climbing stairs and ladders, bending, kneeling, working indoors and outdoors, and assisting with physical maintenance tasks. The employee must be able to lift and carry up to 50 pounds, with assistance or mechanical support used when appropriate. Availability for rotating on-call responsibilities and urgent after-hours response is required. Reasonable accommodations will be considered as required by law.
