Manage and direct a variety of technical, administrative and managerial functions for all areas in Vacation Rentals that provides general maintenance, minor repair and cleaning services for rental homes. Coordinates projects and work schedules of maintenance for rental units; including contractors and vendors. Schedules and performs preventative maintenance for the equipment and facilities belonging to Intracoastal Realty. Reports to the General Manager.

Essential Functions:
Accountable for planning and implementing effective procedures for maintaining homes on the rental program as well as building and equipment preventative maintenance for all Intracoastal Realty facilities. Inspects rental homes, facilities and grounds for potential maintenance needs and recommends replacement of equipment and additional requirements for equipment when needed. Performs semiskilled and skilled maintenance repair and preventive maintenance work for rental homes and Intracoastal Realty buildings and facilities. Operates light to medium motorized equipment; uses a variety of trade related tools, gauges and equipment. Installs and repairs motors in pumps, appliances, and small equipment. Replaces and/or repair lights bulbs, switches, and minor electrical items. Replaces filters and performs routine maintenance to heating, air and ventilation equipment. Handles and/or troubleshoots IT and cable issues with the rental homes and assists with staff email set up when needed. Consult with IRC Corporate IT when necessary. Coordinates staff and contractors performing major and minor repairs to residential and commercial HVAC equipment and appliances. Provides a detailed inventory master list and keeps inventory stocked to proper par levels to provide staff with parts and supplies to keep all properties in good condition. Manages a complete master cart and vehicle list for all vehicles. Ensures all vehicles in good working order. Assists with ensuring outside cleaning duties for rental homes are completed.
Additional Functions:
Cross trained to cover tasks and duties in other Operations areas. Performs other related work as required. Requires ability to maintain an effective working relationship with co-workers and/or supervisors. Follow all safety guidelines and procedures and must report any injuries while working immediately to manager and/or manager on duty.
MINIMUM EDUCATION, TRAINING AND EXPERIENCE
Graduation from high school or equivalent supplemented with technical or community college in maintenance and five years of experience in the maintenance field applicable to include building maintenance and/or HVAC repair and one year of experience in a supervisory capacity; or an equivalent combination of training and experience which provides the required skills, knowledge and abilities.
SPECIAL REQUIREMENT
(S) Possession of a valid North Carolinadriver's license. Working knowledge of appliances (both residential and commercial), some pool and spa training, locksmithing, and carpentry. Working knowledge of methods, practices, tools used in the general maintenance and repair of buildings, equipment, and machinery. Requires the ability to perform a series of tasks which require walking, standing, bending, stooping and working in awkward positions. Employee lifts moderately heavy objects while cutting, bending, securing, wrapping or finishing the surface of pipes, vents, ducts, dry wall and other material. Requires the ability to exert up to 50 pounds of force often, and/or up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Requires the ability to maintain body equilibrium when bending, stooping, crouching, climbing, reaching and/or stretching arms, legs or other body parts, and to physically maneuver upon varying terrain, surfaces or physical structures.
