The Service Manager is responsible for the day-to-day maintenance operations at the property ranging from move-in, move-out apartment repairs and the overall upkeep to enhance the value of the community and maximize the living experience of our residents. This position involves fixing and troubleshooting equipment, completing unit turns, and assisting the community and your team in maintaining the highest standard of customer service. This position offers a base pay plus a discretionary quarterly bonus. Essential Job Functions Schedule, monitor and perform preventative maintenance Ensure that work order requests are completed promptly and professionally Diagnose problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall and appliances. Maintain the premises of the building and grounds in clean and orderly condition Complete move out inspections and adds relevant damage charges to Final Account Statement Manages make ready duties on vacant units Ensure residential units have been turned in a timely and efficient manner Provide excellent customer service to prospective and current residents Promptly communicate with leadership concerning all maintenance issues at the property Manage dumpster corrals, trash enclosures/compactors as needed or directed Provide on-call service when scheduled and perform emergency maintenance work when required Monitoring inventory of parts and supplies, enter purchase orders as required Schedule and communicating with vendors and contractors Uses mobile device to dispatch and complete service requests in a timely manner Ensure adherence to the company's safety and hazard communications programs, policies and procedures Inspects buildings and grounds to ensure safety and cleanliness Participates in company-provided training such as fair housing, safety, non-discrimination, EPA, and harassment prevention Performs other tasks or duties as directed and assigned Education and Experience 3+ years of experience in maintenance service for residential communities, other building maintenance or related trade is require EPA certification Type I and II required CPO certification preferred Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents Who We Are Looking For On-call, after-hour emergency service is required with on-call staff required to live within a minimum distance to the community for efficient response time Reliable transportation and a valid driver's license Excellent written and verbal communication skills Must be highly motivated and able to work independently Ability to use smart phone to assign work orders and for on-call requests Ability to prioritize and multi-task Physical Requirements Hands-on repair and maintenance work constitute majority of time and duties Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit What We Offer We invest in our people because we believe in our people.
