Coordinates and performs preventative maintenance for the Outside Building Maintenance Division. Performs administrative functions as required. Conducts divisional meetings for the Outside Building Maintenance Division. Coordinates work involving other divisions within Plant Operations. Evaluates the performance of assigned personnel. Communicates with internal customers. Responsibilities 1. Coordinates and performs the completion of work orders for the Outside Building Maintenance Division. Investigates work orders, e-mails, phone messages, and pages on work that needs to be performed. Sets the priority of and coordinates repairs with assigned personnel. Service requests may require meeting with the requester to assist them with their work order in regards to funding, scheduling, and code compliance. Plans and estimates materials required for minor repair. Coordinates the repair of equipment with internal resources and outside contractors and service representatives as needed. Resolves maintenance issues in a timely manner. Assures compliance with safety standards. 2. Coordinates and performs preventative maintenance tasks for the Outside Building Maintenance Division. Coordinates the scheduling of assigned personnel to preventative maintenance activities to ensure timely completion of all work orders. Reviews and corrects any outages listed on the monthly Open Work Order Report. Preventative maintenance work order completion, for assets designated as life support and infection control are required to be completed based on the assigned schedule. Reviews scheduling of preventative maintenance activities and recommends scheduling changes based on manufacturers recommendations and equipment failure history. Ensures that the mechanical and electrical rooms in each building: are inspected and cleaned on a prescribed schedule. 3. Performs administrative functions as required. Coordinates/ schedules vacation of assigned personnel. Ensures Time and attendance policies are adhered to, by tracking attendance of each person assigned within the division. Maintains an accurate inventory of equipment for inclusion into the computerized maintenance management system. Maintains an accurate listing of major equipment spare parts. 4. Conducts divisional meetings for the Outside Building Maintenance Division. Holds regular meetings with assigned personnel to provide updates on policy and procedures. Coordinates training of staff utilizing vendors, and published training information pertinent to building maintenance activities. Communicates expectations to staff while at the same time allowing for feedback and input on all issues. 5. Coordinates work involving other divisions within Plant Operations. Clearly communicates maintenance and minor project personnel needs as required by the workload. Coordinates technical assistance requirements with other Divisions within Plant Operations to address maintenance issues In a timely manner. 6. Evaluates the performance of assigned personnel. Conducts annual performance evaluation of assigned personnel. Spot checks work to determine accuracy of repairs performed by assigned personnel. Reviews work order data to ensure a high level of productivity, which is accomplished by reviewing Plant Operations utilization report and taking steps internal to the work ground to improve productivity. 7. Communicates with internal customers. Clearly Communicates with internal staff concerning workload issues that Impact the division's ability to accomplish total workload for Outside Buildings. Minimum Requirements High School plus 2 years or more of formal training or Associate College Degree is required- or higher. 2 to 3 years of employee supervision from either an industrial, institutional or manufacturing background is required. One year of formal education may be substituted for each year of required experience, up to 2 years. 5 years of actual supervisory experience may substitute for 2 years of formal education. Pay Range $28.58 - $41.66
