Responsible for the operation and management of the Maintenance Department. The Maintenance Department is responsible for all facets of building and grounds upkeep, maintenance, repair, and capital improvement and replacement for all property owned and/or managed by Laconia Housing utilizing Laconia Housing staff or contractors. The Maintenance Director shall initiate regular communication with supervisor regarding the status of daily operations, progress toward annual individual goals, and progress toward agency wide strategic goals.
DUTIES AND RESPONSIBILITIES
1. All job activities and interactions with staff, residents (and their families), clients, government officials, vendors, and community members shall be in accordance with the Laconia Housing values of: Integrity, Compassion, Professionalism, and Respect. 2. Responsible for direct supervision and scheduling of work for Maintenance Workers and those assigned to the Maintenance Department, including hiring, training, supervisor and evaluation of team and recommendations for improvement and training opportunities. 3. Responsible for scheduling on-call coverage for 24/7 and 365 days with maintenance staff. 4. Establish and maintain an effective and efficient work order system. Analysis of the work orders should be completed to improve efficiency in operations and preventive maintenance. 5. Establish and maintain an inventory control system to maximize cost efficiency and work effectiveness. 6. Procure and hire subcontractors as needed to accomplish all necessary tasks of the Maintenance Department in accordance with established Laconia Housing procurement policies and procedures. 7. Coordinate closely with the Housing Director to ensure that all work orders and apartment turnovers are done in a timely and workmanlike manner to improve days of vacancy. 8. Coordinate closely with the Housing Director to schedule project and unit inspections in anticipation of funding agency reviews and make all necessary repairs on a priority basis. 9. Responsible for managing and organizing of all workshops and storage areas. 10. Ensure that the equipment for operations is maintained, repaired and functioning as required for the properties. 11. Maintain inventory control of capital items. 12. Manage capital and operations budget looking for efficiencies and improvements. 13. Be able to build a team and work with leadership and residents. 14. Train and mentor staff to be sure they are equipped with the necessary knowledge to safely complete assigned tasks and encourage safety-first culture. Coordinate third party training for staff as necessary. 15. Conduct inspections to identify potential issues proactively and implement corrective actions promptly. 16. Responsible for Safety and compliance with OSHA regulations, local/state building codes, fair housing laws and emergency preparedness. 17. Perform additional duties as necessary or at the request of the Executive Director.
EDUCATION, TRAINING AND EXPERIENCE
1. High School Diploma or progressive higher education or certifications. 2. Proven management experience in supervising facilities or maintenance. 3. 10 years of increasingly responsible maintenance experience. 4. 5 years of supervisory experience in the maintenance field. 5. Thorough knowledge and experience in electrical, plumbing, HVAC or carpentry trades. 6. HQS or NSPIRE inspection certificate a plus. 7. Proficiency in Microsoft Office Suite (Word, Excel, Outlook), and maintenance software for reporting and documentation purposes. 8. An equivalent combination of education and experience may be considered.
QUALIFICATIONS
1. Knowledge of electrical, plumbing and heating systems. 2. Performance of minor construction or repairs. 3. Grounds maintenance experience, including snow removal. 4. Knowledge of OSHA and safety requirements when working with equipment. 5. Flexibility in approach to a constantly changing work environment. 6. A valid NH Driver's license, personal vehicle, and auto insurance.

Ability to pay close attention to detail and follow verbal and written instructions. 9. Ability to lift and carry a minimum of 50 lbs. without assistance. 10. Ability to travel. 11. Work cooperatively and effectively with co-workers.
