The supervisor will be responsible for upholding exceptional maintenance standards, leading and holding the maintenance team accountable, ensuring a safe and welcoming environment for residents, and proactively resolve maintenance issues with efficiency and care. This is a hands-on field supervisory position located in Delran, NJ. Regular on-call and snow removal hours are required. About the Position As our maintenance supervisor, you will… Create a safe, welcoming environment for residents and team members while modeling SDK values. Deliver exceptional customer service and collaborate effectively with onsite staff. Manage, track, and complete work orders promptly, communicating updates as needed. Perform HVAC maintenance and service boilers, water heaters, and split systems. Execute skilled repairs including carpentry, painting, plumbing, and electrical work. Oversee projects and maintain strong relationships with vendors and contractors. Ensure timely, high‑quality completion of maintenance tasks; holds the team accountable. Partner with the Property Manager to evaluate work order trends and improve preventive maintenance. Maintain property conditions to SDK safety and cleanliness standards. Conduct move‑in/move‑out inspections and ensure unit readiness. Manage and secure inventory of tools, equipment, and supplies. Lead preventive maintenance to reduce risk and avoid emergencies. Train, mentor, and support maintenance team members; assist in hiring. Identify and report capital improvement needs. Order supplies and process POs when needed. Respond to emergencies and urgent maintenance issues. Prepare the property for inclement weather and address weather‑related concerns. Perform additional duties as needed. Qualifications and Skills Related training, degree or certification required (Universal I & II or EPA certification). A minimum of 5 years of related experience in a multifamily environment. A minimum of 2 years of supervisory experience. Strong knowledge of building mechanicals, preventive maintenance and maintenance best practices and laws that govern the multifamily industry. Exceptional customer service and interpersonal skills. Strong problem-solving, follow-through and technical skills. Proficient in MSOffice and Real Page strongly preferred. Valid driver license. Must be able to work with any employer in the US without any restrictions whatsoever. The annualized gross hourly range for this position is $35 to $37. The actual compensation will be based on factors unique to the candidate, including direct years of experience and depth of knowledge.
