This position requires performance in all aspects of buildings, grounds, and equipment. It requires a working knowledge of the following:
Plumbing:
Replacing plumbing fixtures; baseboard units and valves; cleaning drains; installing/replacing toilets and sinks.
Electrical:
Wiring fixtures, as well as maintenance/testing of smoke detectors, knowledge of fire alarms, receptacles, switches, light fixtures, fuses and circuit breakers.
Carpentry:
Patching walls
Roofing:
Inspecting and reporting
HVAC and Hot Water Systems:
Changing zone valves, filters, thermostats, etc..
Grounds Maintenance:
Snow blowing and shoveling sidewalks and spreading calcium. Cleaning as requested. Painting interior and/or exterior as needed.
Flooring:
Replacing and repairing tile floors. Removing Carpet as necessary. Stripping and waxing floors. Preparing units for turnover. Supervises and trains maintenance assistant. Maintains a work order system in conjunction with the site manager. Maintains appropriate logs and certificates for all inspections. Maintains a preventative maintenance program. Responds to emergency requirements and contracts work to be performed as quickly as possible. Maintains inventory of supplies and equipment. Coordinates and performs with site manager unit inspections by any third party and in house.
Qualifications:
5 years' experience as superintendent or maintenance preferred High School graduate or equivalent Experience in general building repairs (plumbing, electrical, etc.) Must be a good communicator and team player Ability to utilize available time to organize and complete work within given deadlines Must be able to lift 75 LB's, carry 50 LBS's, kneel, bend, walk and stand for extended periods of time. Black Seal Low Pressure Boiler License. Salary based on experience. Paid time off and holidays. Medical insurance for employee. 2 bedroom on site apartment.
