Job description: Now hiring a Building Superintendent to perform a variety of maintenance tasks at a large apartment complex in East Orange, NJ. A requirement of the job is that you must be able to pass the East Orange Superintendent Test and Obtain a License. This is also a Live-On-Position.

Physical Requirements:

Examples include but are not limited to: snow shoveling/ice removal, frequent bending and/or stooping, standing, reaching, climbing, kneeling, crawling, grasping and manipulation of tools, parts and materials, lifting and moving heavy objects and performing other essential maintenance tasks.

Job Responsibilities:

Must be willing & available for emergency on call rotation to answer after hour emergency service calls Ensure all service requests and repairs are completed thoroughly and in a timely manner Maintain an organized, clean and safe work area Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels Pick up debris around property Clean Apartments Empty out Apartments Paint Apartments Communicate effectively with residents, fellow employees, vendors and supervisors Inspect grounds, buildings, and other community features as required to minimize liability concerns; and to ensure that physical condition of the community is maintained Work with maintenance team to ensure excellent curb appeal at all times Maintain accurate records Perform other maintenance/repair work as directed by Maintenance Supervisor Snow and ice removal Perform additional tasks and responsibilities as required Must be able to diagnose problems with and assist with repair of the following: Major appliances Basic-Intermediate plumbing Basic-Intermediate electrical Drywall installation, repair and finishing General carpentry Painting Ice/snow removal

Other Requirements:

Read and Speak English Valid Driver's License and Vehicle Must obtain East Orange Superintendent License Must have

Basic Tools Compensation:

$19 Hourly 2 Bedroom Apartment after 60 days probationary period Health Insurance & PTO after 60 days probationary period
