$19.00-$23.00 per hour, based on experience

Job Description Garden Communities, a large and well-established real estate development and property management company, is seeking an experienced, dependable, and hands-on Head Residential Superintendent for Evergreen Meadows, a residential apartment community located in Edison, New Jersey. The Head Superintendent is responsible for leading the daily maintenance operations of the community while remaining actively involved in repairs, work orders, apartment turns, inspections, and emergency maintenance. This position requires a strong maintenance professional who can organize staff assignments, monitor the quality and completion of work, and ensure the property remains safe, clean, and well maintained. The ideal candidate will have extensive residential maintenance experience, strong leadership skills, and hands-on knowledge of plumbing, electrical repairs, carpentry, painting, sheetrock, appliance repairs, unit turns, and general building systems. Responsibilities Lead and coordinate the daily maintenance operations of the property Assign work orders and daily responsibilities to maintenance employees Monitor the completion, quality, and timeliness of maintenance work Complete resident maintenance requests and perform hands-on repairs as needed Perform plumbing, electrical, carpentry, painting, sheetrock, hardware, appliance, and general building repairs Oversee and participate in apartment turns to ensure vacant units are completed properly and on schedule Conduct routine inspections of apartments, common areas, equipment, grounds, and building systems Develop and maintain preventive maintenance schedules Identify maintenance and safety concerns and ensure they are addressed promptly Train, guide, and support maintenance employees Coordinate with property management and outside vendors regarding repairs and special projects Maintain accurate records of work orders, inspections, completed repairs, and required follow-up Help maintain appropriate maintenance tools, equipment, supplies, and inventory Respond to emergency maintenance situations and coordinate on-call coverage Ensure employees follow company safety procedures and property maintenance standards Maintain professional communication with residents, management, vendors, and coworkers Perform additional duties as assigned by the Property Manager Qualifications Previous experience as a Head Superintendent, Maintenance Supervisor, Lead Maintenance Technician, or in a comparable residential maintenance leadership role required Strong hands-on knowledge of plumbing, electrical repairs, carpentry, painting, sheetrock, appliance repair, apartment turns, and general building maintenance Experience supervising maintenance employees and assigning daily work Ability to prioritize work orders, apartment turns, preventive maintenance, and emergency repairs Strong leadership, organization, communication, and problem-solving skills Ability to inspect completed work and hold employees accountable for quality and timeliness Professional and respectful when communicating with residents, management, vendors, and coworkers Reliable, self-motivated, and attentive to detail Ability to work independently and make sound maintenance decisions Ability to stand, walk, bend, climb, reach, lift, and perform the physical duties associated with apartment maintenance Willingness to participate in and coordinate on-call and emergency maintenance coverage Must be legally authorized to work in the United States Benefits Benefits are available to eligible employees.
