Role Overview We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at 201 Montgomery St. In this role, you will lead hands-on property maintenance operations, manage preventative maintenance programs, and ensure prompt resolution of work orders. You will directly supervise a core team of 5 maintenance technicians while assisting with leadership across the broader maintenance department. The ideal candidate brings at least 10 years of hands-on mechanical and building systems experience, strong leadership abilities, and a commitment to upholding SILVERMAN's high standards of quality and service. Key ResponsibilitiesTeam Leadership & Operations Directly supervise, mentor, and evaluate a team of 5 maintenance technicians. Assist senior management with supervisory oversight and workflow coordination across the broader maintenance department. Delegate daily tasks, monitor performance, and ensure team safety and compliance with company policies. Lead by example, fostering a positive, collaborative, and high-accountability work environment. Preventative Maintenance & Building Systems Develop, implement, and oversee comprehensive preventative maintenance programs across all building systems. Perform routine inspections of facilities, mechanical rooms, common areas, and tenant spaces. Diagnose and perform repairs across building systems, including:
HVAC:
Troubleshooting basic heating/cooling controls, filter changes, routine checks.
Plumbing:
Pipe repairs, leak detection, fixture installations, drain clearing.
Electrical:
Outlets, switches, lighting systems, basic circuit troubleshooting.
Carpentry & Finishes:
Drywall repair, door/hardware adjustment, basic woodwork, painting touches. Work Order Management & Service Manage and prioritize the work order ticket system to ensure timely and high-quality completion. Communicate professionally with residential and commercial tenants regarding maintenance updates and scheduling. Conduct post-repair inspections to ensure high standards of quality control. Emergency Response & On-Call Availability Serve as an essential team member available to respond to emergency service requests or urgent issues outside regular business hours when needed. Ensure proper protocols are followed during building emergencies (water leaks, power outages, HVAC failures).
Qualifications & Skill Requirements Experience:
Minimum 10+ years of hands-on property maintenance, facilities management, or trades experience.
Leadership:
Proven experience supervising staff (direct management of maintenance technicians or trade crews).
Technical Knowledge:
Strong working knowledge of basic HVAC, electrical systems, plumbing, carpentry, and general building repairs.
Problem-Solving:
Excellent mechanical diagnostic and troubleshooting skills.
Communication:
Clear verbal and written communication skills for coordinating with staff, management, and tenants.
Technology:
Comfortable using computer/mobile technology for ticketing and communication systems. Certifications (Preferred, but not required):
HVAC/EPA
certification, OSHA certification, or specific trade licenses are a plus.
Availability:
Ability to be on call for emergency situations outside standard working hours. Working Conditions & Physical Requirements Position requires standing, walking, bending, lifting (up to 50 lbs), climbing ladders, and navigating various areas of building facilities.
