Job Description:

Responsibilities and Duties Perform regular inspections of the building's facilities to identify and address maintenance needs. Maintain records related to maintenance schedules, repairs, and inspections. Handle emergency repair requests and coordinate timely resolution. Monitor and maintain plumbing, electrical, and other essential building systems. Respond to tenant inquiries and resolve any complaints promptly. Coordinate with property managers to address tenant issues and concerns. Ensure compliance with local building codes and regulations. Manage the Fire Alarm panel and respond to any alarms or activations while onsite. Respond and close all work orders in Commercial Café within 24/48 hours depending on the required service. Manage and operate the boiler. Janitorial Responsibilities and Duties Maintain the lobby daily. (Sweep, Mop, Vacuum, and clean glass) Inspect and clean all staircase(s) weekly. Inspect and clear all roof drains Maintain the back of house areas, basement making sure the building is organized and clean. Remove trash and recycling daily from all the floors daily ensuring it is placed in the street level freight area. Building Superintendent Qualifications & Skills Previous experience in building maintenance or a related field. Strong problem-solving skills and the ability to handle emergencies effectively. Familiarity with local building codes and regulations. Excellent communication skills to interact with tenants and vendors. Knowledge of HVAC, plumbing, and electrical systems. Ability to work independently and manage time efficiently. Strong organizational skills and attention to detail. Experience using maintenance management software. (Yardi) High school diploma or equivalent. Minimum of 3-5 years of experience in building maintenance or a similar role. Technical skills in plumbing, electrical, and HVAC systems maintenance. Ability to lift heavy objects and perform physically demanding tasks. Basic computer skills for maintaining records and communicating via email. Availability for on-call duties and emergency situations.
