Job Description

Wick Companies is seeking an experienced, hands-on Lead Maintenance Technician to oversee the maintenance, appearance, and day-to-day physical operations of our commercial real estate portfolio located in Middlesex County. This individual will serve as the lead field representative for maintenance operations and is expected to take ownership of each property while protecting the best interests of the property owners. This is more than a repair position. The Lead Maintenance Technician is expected to proactively identify issues, maintain exceptional property standards, hold vendors and maintenance personnel accountable, and ensure work is completed safely, professionally, and correctly the first time. The successful candidate is organized, professional, detail-oriented, physically capable, and confident enough to identify deficiencies, address problems directly, and ensure corrective action is taken. This individual leads by example, takes pride in their work, and consistently demonstrates an owner's mindset. Key Responsibilities Property Maintenance Perform preventative, routine, and corrective maintenance on office, retail, industrial, and multifamily properties. Diagnose and repair HVAC, plumbing, electrical, carpentry, painting, doors, hardware, lighting, ceilings, flooring, and general building systems. Ensure all properties are maintained to a high professional standard. Ownership Mentality The Lead Maintenance Technician is expected to think and act like an owner, not simply a technician. This position serves as the eyes and ears of ownership in the field and is responsible for protecting the long-term value of our properties. This includes continuously evaluating each property for opportunities to: Improve curb appeal and overall property appearance. Protect and preserve building assets. Reduce operating costs. Extend the life of building systems and equipment. Improve efficiency and functionality. Enhance the tenant experience. Rather than simply responding to work orders, the Lead Maintenance Technician is expected to proactively identify concerns, recommend practical improvements, and prevent problems before they become costly repairs. Property Inspections Conduct thorough routine inspections of all assigned properties. Identify maintenance deficiencies, safety hazards, deferred maintenance, code concerns, and cosmetic issues. Document findings and communicate recommendations to management. Ensure corrective work is completed promptly. Leadership & Accountability Lead by example through professionalism, work ethic, and attention to detail. Maintain high standards for workmanship, cleanliness, organization, and safety. Confidently identify deficiencies and professionally address issues with maintenance staff, contractors, and vendors. Hold vendors and contractors accountable for quality, safety, timelines, and workmanship. Verify completed work meets Wick Companies' standards before accepting it as complete. Vendor Coordination Assist with overseeing outside contractors and specialty vendors. Maintain professional working relationships with service providers. Emergency Response Respond promptly to emergency maintenance situations, including when on-call, after-hours calls when necessary. Troubleshoot and resolve issues efficiently to minimize disruption to tenants and property operations. Tenant Relations Provide professional, courteous customer service to tenants. Address maintenance concerns promptly and respectfully. Represent Wick Companies professionally during all tenant interactions. Inventory & Equipment Maintain organized inventories of maintenance supplies, tools, and equipment. Recommend purchases as needed. Ensure company vehicles, tools, and work areas remain clean, organized, and well maintained. Safety & Compliance Maintain safe, clean, and organized work environments. Immediately report safety concerns and recommend corrective action. Qualifications Minimum 5 years of commercial building maintenance experience preferred. Previous leadership or supervisory experience strongly preferred. Strong working knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance. Ability to diagnose maintenance issues and develop practical solutions. Ability to prioritize multiple responsibilities across several properties. Excellent organizational and time management skills. Strong written and verbal communication skills. Professional appearance and demeanor. Demonstrated initiative, sound judgment, and problem-solving ability. Must be dependable, self-motivated, and able to work independently with minimal supervision. Must possess the confidence and professionalism to address issues directly, hold others accountable, and advocate for the best interests of the property owners. Valid driver's license with reliable transportation. Physical Requirements This is a physically demanding position. The successful candidate must be physically capable of performing all essential job functions, including: Walking commercial properties throughout the day. Climbing ladders, stairs, and accessing rooftops when necessary. Bending, kneeling, crouching, crawling, reaching, and working in confined spaces. Lifting, carrying, pushing, and pulling up to 75 pounds. Operating power tools, hand tools, and maintenance equipment safely. Working indoors and outdoors in varying weather conditions. Standing and walking for extended periods throughout the workday. Reasonable accommodations may be made for qualified individuals where appropriate. Pay:
$25.00 - $36.00 per hour
