Goldberg Realty Associates is seeking an experienced Live-In Maintenance Superintendent to oversee maintenance operations at one beautifully maintained apartment community in Edison, NJ consisting of 192 apartment homes . You'll lead a team of two maintenance professionals while remaining a hands-on working superintendent who isn't afraid to roll up your sleeves. In addition to your competitive salary, you'll receive an apartment with utilities included as part of your compensation package. What You'll Be Responsible For You'll be the operational leader responsible for keeping the community running at its best by: Leading and mentoring a two-person maintenance team Performing and overseeing daily maintenance operations Prioritizing and completing resident service requests with urgency and professionalism Managing apartment turnovers to ensure homes are move-in ready Scheduling and performing preventive maintenance on building systems Conducting routine inspections to identify issues before they become costly repairs Maintaining boilers, plumbing, electrical systems, HVAC, common areas, and building equipment Coordinating projects with contractors and vendors when necessary Maintaining inventory, supplies, and maintenance records Ensuring OSHA, safety, and company standards are consistently followed Working closely with the property management team to provide an outstanding resident experience What Makes You Successful You're someone who: Leads by example rather than from behind a desk Takes pride in maintaining attractive, well-running communities Solves problems independently and calmly Has excellent troubleshooting skills Communicates well with residents, vendors, and teammates Stays organized while balancing multiple priorities Believes preventative maintenance saves time and money Takes ownership of your property as if it were your own What We're Looking For 5+ years of apartment maintenance experience Previous supervisory or lead maintenance experience Strong knowledge of: Plumbing Electrical HVAC Appliance repair Building systems Preventive maintenance Boiler experience is strongly preferred Experience with work order software (Yardi experience is a plus) Valid driver's license and reliable transportation Ability to lift, climb ladders, work outdoors, and perform physical maintenance duties Ability to live on-site after hire Why Join Goldberg Realty?
