Job Summary We are seeking a dynamic and experienced Apartment Maintenance Supervisor to lead and oversee the maintenance operations within our residential community. In this role, you will manage a team of maintenance technicians, coordinate repair and preventative maintenance activities, and ensure all mechanical, electrical, plumbing, and HVAC systems are functioning optimally. Duties Supervise and coordinate daily maintenance activities, including repairs, inspections, and preventative maintenance schedules for all apartment community systems. Manage a team of maintenance technicians, providing guidance, training, and performance evaluations to foster a motivated and skilled workforce. Oversee the repair of mechanical systems such as HVAC units, electrical systems, plumbing infrastructure, and mechanical equipment using schematics and engineering troubleshooting techniques. Ensure compliance with safety regulations such as OSHA standards by implementing safety procedures and conducting regular safety audits. Utilize Computerized Maintenance Management Systems (CMMS) to track work orders, inventory levels, and maintenance history efficiently. Develop project management plans for large repairs or upgrades, coordinating resources and timelines to minimize resident disruption. Conduct inspections of facilities to identify potential issues proactively and ensure all work adheres to established maintenance repair procedures. Maintain detailed records of maintenance activities, safety compliance reports, and equipment service histories. Use diagnostic tools such as voltmeters and ohmmeters to troubleshoot electrical issues accurately. Lead emergency response efforts related to facilities issues or safety hazards promptly and effectively. Qualifications Proven experience in facilities management or industrial maintenance with a strong background in mechanical systems repair and troubleshooting. Supervising or team management experience with the ability to motivate staff and manage multiple priorities effectively. Knowledge of HVAC system repair, electrical systems—including schematics—and plumbing system maintenance is essential. Familiarity with OSHA safety regulations and industrial safety practices is required. Proficiency in Microsoft Office applications for reporting, documentation, and communication purposes. Experience working with Programmable Logic Controllers (PLCs) is preferred but not mandatory. Strong mechanical knowledge combined with engineering troubleshooting skills to diagnose complex issues efficiently. Ability to read schematics, technical manuals, and mechanical diagrams accurately. Excellent communication skills in English for clear instructions and team coordination. Certifications such as HVAC certification or electrical licensing are advantageous but not required; ongoing training is supported.
