(Required) CPO Certification Current (Required) Troubleshoot, diagnose & correct the following: HVAC, minor -plumbing, electrical, appliance problems. Prioritize service requests. Establish daily work schedules for service staff. Maintain records of service requests and other maintenance performed. Maintain records of new appliances and other refurbishment for replacement reserve draws. Meeting with property manager on a daily basis to report on status of all scheduled work. Train new service workers. Establish and carry out preventative maintenance schedule. Know current condition of all vacant apartments. Understand budget, coordinate procurement of supplies with Community Manager Provide role model for service staff by following all company procedures and presenting an appearance appropriate for image of the property. Provide minor carpentry/sheetrock repairs. Perform repairs and preventive maintenance on rental units. Flooring repairs, rekey locks, inspect for safety hazards. Maintain landscape & pool care. Ensure that the property maintains a professional curb appeal at all times. (Including but not limited to: office, clubhouse, recreational facilities, models, market ready vacancies and grounds.) Ensure staff compliance for occupational safety and health, and ecology regulations. Shovel snow, plow and salt or use ice melt, as needed. Other duties as assigned.
