Position Classification Non-exempt hourly Position Summary The Lead Maintenance Worker is responsible for overseeing and performing maintenance operations for Project L.I.F.E. facilities under the supervision of the Executive Director and the Board of Directors' Facilities Committee. This position is responsible for maintaining safe, clean, functional, and code-compliant facilities and grounds while supervising maintenance and janitorial staff and coordinating outside contractors as needed. Essential Duties and Responsibilities

• Oversee facility maintenance operations to ensure regular apartment and facility inspections, timely reporting, and prompt response to maintenance and janitorial needs.
• Perform and oversee preventive maintenance, cleanliness, and safety of agency-owned buildings and grounds.
• Communicate project progress and completion status to the Executive Director.
• Manage agency work order and maintenance tracking systems.
• Determine when projects exceed internal staffing capabilities and coordinate vendor bidding processes.
• Respond to unscheduled or emergency maintenance situations and adjust work assignments as necessary to support organizational needs.
• Develop proposals for capital improvements and assist with project planning and contractor coordination.
• Coordinate, schedule, and supervise work performed by outside contractors and vendors.
• Ensure compliance with applicable federal, New York State, local building, fire, health, and safety regulations, including OTDA requirements where applicable.
• Supervise maintenance and janitorial employees, including assigning work and monitoring performance.
• Assist with resident entry and exit procedures in accordance with agency policies and applicable regulations.
• Coordinate scheduled inspections of building systems including boiler, fire alarm, security alarm, and security camera systems.
• Prepare monthly facilities, inventory, and inspection reports for the Executive Director and Board committees as requested.
• Maintain inventory and coordinate purchasing of maintenance and janitorial supplies in accordance with agency procedures.
• Participate in on-call coverage for facility-related emergencies as required.
• Operate tools, equipment, and vehicles safely and in compliance with agency policies.
• Perform other related duties as assigned. Qualifications
• Knowledge and experience in several maintenance-related trades including carpentry, landscaping, masonry, HVAC, plumbing, drywall, painting, basic electrical work, roofing, and related maintenance functions.
• Strong verbal and written communication skills.
• Proficiency with Windows-based computer systems and Microsoft Office applications.
• Ability to work independently and prioritize assignments.
• Strong organizational and leadership skills.
• Ability to work effectively with individuals from diverse backgrounds in a human services environment.
• Ability to work flexible hours and respond to emergency situations when necessary. Education and Experience
• High school diploma or GED required.
• Minimum of three (3) years of building maintenance experience preferred.
• Prior supervisory or management experience preferred.
• Equivalent combinations of education, training, and experience may be considered. Physical Requirements
