Monday-Friday, [40 HOURS], with on-call availability for emergencies (evenings/weekends as needed) About the Position Our cooperative building is seeking an experienced, reliable, and hands-on Building Superintendent to oversee the day-to-day maintenance and operations of the property. This is a live-out position — you do not need to reside in the building, but you must be available and responsive for emergency calls outside of normal working hours. The ideal candidate is a proactive problem-solver with strong technical skills, a professional demeanor with residents and the Board, and a track record of keeping a building running smoothly. Responsibilities Perform routine building maintenance, minor repairs, and preventive upkeep (plumbing, electrical, HVAC, carpentry, painting, etc.) Respond promptly to resident maintenance requests and building emergencies, including after-hours and weekend calls Monitor and maintain building systems: boiler/heating, elevators, sump pumps, fire/life safety equipment, etc. Conduct Bi-monthly cleaning of all buildings: vacuum vestibules and hallways, wipe down walls, laundry room: sweep/mop floors, wipe down machines, and empty garbage. Coordinate and supervise outside contractors and vendors for larger repairs or capital projects Manage trash/recycling removal and building supply inventory Conduct regular inspections of the building's mechanical systems and common areas Assist the Board and/or managing agent with building projects, violations, and compliance items Maintain accurate records of maintenance work, repairs, and inspections Handle snow removal, seasonal maintenance, and other exterior upkeep as needed Respond to and manage building emergencies (water leaks, power outages, lockouts, etc.) even outside scheduled hours Qualifications Minimum 3-5 years of experience as a building superintendent, or maintenance professional in a residential co-op, condo, or rental building Working knowledge of plumbing, electrical, HVAC, and general building systems Ability to lift/move heavy equipment and perform physical tasks Strong communication skills and professionalism when interacting with residents and the Board Reliable, punctual, and able to respond quickly to after-hours emergencies Basic computer skills for logging maintenance requests/reports Valid driver's license is required.
