This is a 32BJ SEIU union position. This role requires a working supervisor who leads by example. The ideal candidate will possess deep commercial boiler expertise but must also be willing to get their hands dirty by working side-by-side with our existing maintenance team (1 Handyman, 1 Porter). Primary Responsibilities Hands-On Maintenance & Team Leadership :
Work directly alongside the Handyman and Porter on all daily tasks. Perform routine maintenance including minor plumbing repairs, changing door locks, replacing light bulbs, and assisting with daily trash and recycling removal.
Central Site Operations :
Perform daily inspections, preventative maintenance, and troubleshooting on the complex's three (3) large dual fuel (Gas/Oil) commercial boilers and primary hydronic distribution loops across all 40 buildings.
Active Snow & Ice Management :
Physically participate in all winter storm operations. Personally operate equipment and work with staff to plow sidewalks, shovel walkways & stairs across all 40 buildings, and spread salt/ice-melt appropriately.
Contractor Oversight :
Supervise outside contractors on-site, inspect their work, and ensure complex infrastructure projects are completed correctly and with proper Board approval.
Board & Resident Relations :
Maintain professional, clear communication with the Managing Agent & the Board of Directors. Respond to resident work orders efficiently, log repairs, while keeping the property's maintenance budget in mind for billable repairs. Report directly to the Managing Agent.
Mandatory Qualifications Experience :
Experience as a Lead Superintendent, Chief Engineer, or Facilities Manager, specifically overseeing a multi-building campus or garden-style residential complex is beneficial. "Hands-In-The-Dirt"
Work Ethic :
Demonstrated experience as a working supervisor who executes manual labor, heavy lifting, and routine maintenance alongside subordinates.
Snow Removal Experience :
Proven track record of operating commercial snow removal equipment (plows, snow-blowers, salt spreaders) and managing logistics for large-scale winter operations.
Technical Expertise :
Advanced proficiency in dual-fuel commercial boiler systems, commercial plumbing loops, and large-scale electrical distribution. Familiarity and use of management tools, like Yardi, is beneficial.
Union Status :
Current 32BJ member in good standing, or eligible to immediately fulfill union requirements.
Availability :
