POSITION SUMMARY
The Superintendent is responsible for the overall maintenance, safety, cleanliness, and operational readiness of YMCA facilities. This position provides hands-on maintenance support while overseeing the daily work of the Building Engineer and three Facilities Operations Technicians. The Superintendent ensures that building systems, equipment, grounds, and facilities are properly maintained and that maintenance needs are addressed in a timely and effective manner. The position coordinates preventive maintenance, repairs, inspections, vendor services, and other facility-related activities while supporting a safe and welcoming environment for YMCA members, staff, residents, program participants, and visitors.
ESSENTIAL FUNCTIONS
Supervision & Leadership Provide direct supervision and day-to-day oversight of the Building Engineer and three Facilities Operations Technicians. Assign, prioritize, and monitor maintenance and facility-related work. Provide direction, guidance, and support to maintenance staff to ensure work is completed safely, efficiently, and according to YMCA standards. Monitor staff performance and communicate performance or operational concerns to the Director of Operations and Community Engagement. Coordinate staff coverage and assignments based on facility needs and priorities. Promote teamwork, accountability, safety, and effective communication within the maintenance team. Facility Maintenance & Operations Perform and oversee routine maintenance and repairs throughout YMCA facilities. Inspect buildings, grounds, equipment, and building systems to identify maintenance needs and safety concerns. Coordinate preventive maintenance activities and ensure scheduled maintenance is completed. Respond to maintenance requests and prioritize work based on urgency, safety, and operational needs. Perform basic repairs involving plumbing, electrical, carpentry, painting, fixtures, doors, locks, and other building components within the scope of the position. Monitor the condition and operation of HVAC, plumbing, electrical, and other building systems. Coordinate outside vendors and contractors when specialized repairs or services are required. Monitor vendor work to ensure services are completed appropriately. Maintain maintenance supplies, tools, equipment, and inventory necessary for facility operations. Assist with room setups, furniture movement, deliveries, and other facility needs as required. Safety & Compliance Maintain facilities in a safe, clean, and operational condition. Identify and promptly address potential safety hazards. Support compliance with applicable building, fire, health, safety, and YMCA requirements. Assist with required facility inspections and corrective actions. Ensure maintenance staff follow appropriate safety procedures and properly use tools, equipment, and personal protective equipment. Maintain appropriate maintenance and inspection records as required. Emergency & On-Call Responsibilities Respond to urgent facility issues and building emergencies as needed. Assist in coordinating responses to building system failures, leaks, weather-related conditions, security concerns, and other facility emergencies. May be required to respond outside of the regular Monday-Friday schedule when urgent facility conditions require immediate attention. Communicate significant facility issues and emergencies to the Director of Operations and Community Engagement.
QUALIFICATIONS
High school diploma or equivalent required. Prior experience in building maintenance, facilities operations, property maintenance, or a related field required. Previous supervisory or team leadership experience preferred. Working knowledge of general building maintenance and repair practices. Basic knowledge of plumbing, electrical, HVAC, carpentry, painting, and other common building systems. Ability to identify maintenance problems and determine appropriate corrective action. Ability to safely operate common maintenance tools and equipment. Ability to organize and prioritize multiple maintenance needs and assignments. Strong communication, organizational, and problem-solving skills. Ability to work effectively with staff, vendors, contractors, members, residents, and program participants. Ability to respond appropriately to urgent and emergency facility situations.
PHYSICAL REQUIREMENTS
Ability to regularly stand, walk, bend, stoop, kneel, reach, climb, and perform physical maintenance activities. Ability to safely use ladders, tools, and maintenance equipment. Ability to lift, carry, push, and move materials and equipment associated with facility maintenance. Ability to work both indoors and outdoors and in varying environmental conditions. Ability to access different areas of YMCA facilities as necessary to perform inspections, maintenance, and repairs.
