The Live-In Superintendent is responsible for working with the Board and Property Manager in the general maintenance, cleanliness, safety, and system operations of the building. The Superintendent must be able to identify safety concerns and building-related issues, respond efficiently to maintenance needs, and help ensure the property is properly maintained. The Superintendent will oversee and assist with the operation and upkeep of the building's heating, water, plumbing, electrical, and other building systems. This position adheres to the applicable employer and employee standards set forth under the union agreement. Job Duties Maintain clean, properly illuminated hallways, stairwells, entrances, and common areas of the building Maintain the exterior appearance of the building, sidewalks, grounds, and surrounding property areas Assist with timely waste disposal and recycling in accordance with the city schedule Maintain a safe and secure building with regard to both interior and exterior conditions Monitor and maintain the boiler and other designated building equipment Respond to and complete work orders in a timely and professional manner Perform basic plumbing, electrical, carpentry, painting, and general repair work as needed Report inventory of supplies to the Co-op Board and Property Manager Assist the Co-op Board and Property Manager in overseeing building compliance with federal, state, and local code requirements Assist with curing violations and reporting building issues or safety concerns Coordinate with vendors, contractors, management, and residents as needed Perform any other duties as assigned by the Co-op Board or Property Manager Schedule 8-hour shift per day Possible weekend work for emergencies only On-call 24 hours a day, 7 days a week for building emergencies Must be willing and able to live on-site Required Skills and Qualifications Building maintenance, superintendent, porter, handyman, or related residential maintenance experience Ability to work independently in a residential environment Ability to identify and report safety concerns and building issues Strong attention to detail, cleanliness, and accuracy Good organizational and communication skills Willingness to follow health and safety rules Ability to stand for long periods of time and lift heavy items High school diploma or GED preferred Desired Skills, but Not Required Bilingual in English and Spanish Knowledge of boiler heating systems Basic knowledge of electrical and plumbing systems Light construction or repair experience Compensation and Benefits $24.89 per hour Union position Live-in apartment provided as a consequence of employment Union benefits 401(k) and pension Health insurance Paid time off
