Job Overview We are seeking a highly skilled and dynamic Maintenance Director to lead our facilities maintenance operations within our skilled nursing facility. The ideal candidate will possess extensive expertise in managing maintenance teams, overseeing mechanical and electrical systems, and ensuring compliance with safety regulations. As Maintenance Director, you will be responsible for developing and implementing maintenance strategies, supervising technical staff, and ensuring the optimal functioning of all facility systems. This role offers an opportunity to drive operational excellence through proactive management, technical proficiency, and leadership. Duties Lead and manage facilities maintenance teams to ensure efficient operation of mechanical, electrical, plumbing, and HVAC systems. Develop and oversee maintenance repair procedures, ensuring adherence to safety regulations such as OSHA standards. Utilize Computerized Maintenance Management Systems (CMMS) to schedule work orders, track maintenance activities, and analyze system performance data. Conduct engineering troubleshooting for complex issues involving electrical systems, high voltage equipment, HVAC systems, and mechanical systems repair. Supervise the installation, inspection, and repair of mechanical and electrical components using schematics, diagrams, and technical manuals. Ensure compliance with safety protocols by conducting regular safety audits and training staff on OSHA regulations. Manage facilities maintenance budgets, procurement processes, and inventory control for parts such as voltmeters, ohmmeters, and other diagnostic tools. Coordinate projects related to facilities upgrades or repairs while maintaining minimal disruption to operations. Requirements Proven management experience supervising facilities maintenance teams within industrial or commercial environments. Strong mechanical knowledge with hands-on experience in HVAC system repair, plumbing system maintenance, electrical systems troubleshooting, and high voltage management. Proficiency in using schematics, technical manuals, CMMS software, and Microsoft Office applications for reporting and documentation purposes. Knowledge of maintenance repair procedures aligned with safety regulations including OSHA standards. Demonstrated ability to manage multiple projects simultaneously while maintaining high standards of quality and safety. Excellent leadership skills with the ability to motivate teams and foster a collaborative work environment. Technical certifications or training related to electrical systems, HVAC systems repair, or industrial maintenance are preferred. Fluency in English with strong communication skills essential for team coordination and safety compliance discussions.
