The Role Mytee Products is hiring a Facility & Maintenance Manager to own the condition, reliability, safety, and presentation of our Solon facility. This is a hands-on leadership role for someone who can move comfortably between troubleshooting building systems, leading a maintenance and cleaning crew, managing preventive maintenance, and making sound cost and vendor decisions. We run in-house first. When a repair can be completed safely, legally, and at the best value internally, you diagnose it, price it, and get it done. When outside expertise is the right call, you define the scope, obtain competitive bids, and bring leadership a clear recommendation supported by cost, risk, capability, and schedule. Compensation $65,000 to $80,000 annual salary Potential annual bonus of up to 10% annual salary What You'll Own Facility uptime and condition Own preventive maintenance completion, critical equipment uptime, and overall facility condition for the site. Lead multi-trade repairs and improvement projects from scope through verified close, including electrical, HVAC, low voltage, plumbing, carpentry, and general building work. Diagnose and complete appropriate commercial electrical, HVAC, mechanical, and low-voltage work independently, and step in on the hardest calls. Run, terminate, and test Cat6 cabling; install, maintain, and troubleshoot security camera and access- control systems. Hold the building, grounds, work areas, and maintenance spaces to a high standard of cleanliness, order, and presentation. Spend and vendor management Own maintenance spend and the in-house versus outsourced work mix for the site, with meaningful variances understood and explained. Source qualified contractors, develop clear scopes, obtain competitive bids, and present leadership with a defensible recommendation rather than a preference. Coordinate contractor access, inspect completed work before acceptance, and hold vendors accountable for quality, safety, schedule, and scope. People leadership Hire, schedule, coach, develop, and run performance reviews and accountability conversations for the maintenance and cleaning crew. Train technicians to independence, build trade breadth, and make honest readiness calls based on demonstrated capability and results. Hold the crew accountable to lockout/tagout, ladder and lift, PPE, and other applicable safety requirements without exception. Partner closely with Warehouse Operations and Safety on shutdowns, hazard control, project planning, and emergency response. What Success Looks Like Leadership can trust the building is being actively managed. Preventive maintenance is completed on time, critical equipment stays available when operations needs it, work orders close with urgency, facility standards hold, maintenance spend is controlled, and eligible work moves in-house without compromising safety, quality, or schedule. What You Bring Demonstrated people leadership: you've trained, coached, scheduled, developed, and held a crew accountable while working alongside the team. Advanced troubleshooting across electrical, HVAC, mechanical, low-voltage, and general building systems, with a track record of finding root causes rather than swapping parts until symptoms stop. Experience building or managing a preventive maintenance program and leading multi-trade facility projects from scope through completion. Vendor sourcing, bid analysis, contractor oversight, budget ownership, and the ability to present cost and repair-versus-replace trade-offs directly to leadership. Strong documentation, organization, follow-through, and judgment about when work requires a licensed trade, permit, or outside specialist. OSHA 30 preferred; EPA 608 or relevant trade licensure/certification is a plus. Valid driver's license. Physical Demands & Work Environment Lift and carry 50 lbs or more, climb and work from ladders and lifts, maneuver tight and elevated spaces, and remain active on foot for extended periods. Work occurs in warehouse, mechanical room, rooftop, and outdoor environments with varying temperature and noise. Off-hours and emergency response is expected when facility conditions require it.
