Job Description
Maintenance Supervisor The Maintenance Supervisor will oversee the overall Maintenance program for the Inn at the 5th (69 guestrooms, a Four Diamond Boutique Hotel in Eugene, Oregon. The Maintenance Supervisor will run the department in accordance to the principles and standards set by Obie Hospitality. Responsibilities of the hotel maintenance department include overseeing the preventative maintenance of guest rooms, public area, and back of the house areas. The Maintenance Supervisor is a hands-on position and will be responsible for the physical labor of many Maintenance projects, including but not limited to: repairs of hotel property, outside grounds, hotel equipment, plumbing, electrical, HVAC systems, budgets, remodels/rehabilitations, expansions, special projects and company vehicles. As a Maintenance Supervisor, your attention to detail and ability to lead by example ensures that our guests have a comfortable and problem-free stay. ESSENTIAL JOB FUNCTIONS
- Conduct walk-through and visually assess the safety and efficient maintenance and operations of the physical structure of the hotel, all mechanical, electrical, H.V.AC systems, and any other related equipment.
- Maintain a preventive maintenance program
- Carry out proposed renovation of guest rooms or public areas
- Maintain hotel to the highest standards with 24-hour coverage of all hotel systems directly or indirectly
- Keep systems downtime to an absolute minimum
- Fix any water leaks
- Maintain a log of all calls and any actions taken
- Ensure all types of equipment are checked regularly for proper and efficient operation
- Ensure Maintenance request forms are filled out for all equipment or areas in need of repair
- Monitor any external or 3rd party vendor maintenance jobs
- Monitor and control part and labor expenditure
- Complete all reports required by the state, county and city
- Assign team members their daily duties
- Investigate complaints regarding equipment, safety concerns and take corrective action
- Coordinate work activities among departments
- Communicate with other departments to fulfill guest needs and ensure expectations are met
- Conduct training to explain policies, work procedures, and to demonstrate use and maintenance of equipment used within the department
- Ability to prioritize and organize work
- Evaluate records to forecast department personnel requirements
- Make recommendations to improve service and ensure more efficient operations
- Perform duties in cases of emergency or staff shortage
- Examine building to determine need for repairs or replacement of furniture or equipment, and make recommendations to management
- Assist in weekly, monthly and yearly inventories; Inventories stocked to ensure adequate supplies to meet demands of business
- Maintain control over keys to ensure security
- Attend all mandatory meetings
- Issue supplies and equipment to team members
- Maintain neat and organized work areas
- Keep General Manager promptly and fully informed of all problems or matters of significance
- Record data regarding work assignments, personnel actions, time cards and prepare periodic reports
- May gather waste and or contaminated materials for disposal.
- Remove ice and snow as need to keep area clean and clear
- Support and coach team members to meet and exceed our customer expectations
- Work as part of the maintenance team to meet or exceed monthly goals
- Implement and monitor safety, EPA, procedures in department
- Oversee fire, life safety systems and conduct inspections
- Troubleshoot various technical devices such as key card systems, televisions and all other equipment on property
- Read reports and communication logs from previous shifts; prepare reports to pass on to next shift
- Promote and develop positivity within the entire department
- Must maintain the highest level of professionalism (i.e.) manners, dress and personal hygiene and other aspects of presentation
- Respond to guest service issues in a timely, friendly, and efficient manner
- Perform other duties as assigned by manager
