Position Summary The Maintenance Manager is responsible for leading all maintenance, reliability, utilities, facilities, and capital improvement activities for a mature alkyd resin manufacturing facility. This position ensures the safe, reliable, and cost-effective operation of plant equipment, infrastructure, and utilities while supporting production, quality, environmental, and safety objectives. Maintenance Manager candidates must possess strong mechanical aptitude, practical troubleshooting skills, and extensive experience maintaining legacy process equipment and infrastructure. The position requires a hands-on leader capable of balancing reactive maintenance demands with the development of a proactive reliability culture. The Maintenance Manager is responsible for improving equipment uptime, reducing maintenance costs, extending asset life, managing maintenance personnel and contractors, and ensuring compliance with OSHA, EPA, PSM, and applicable regulatory requirements. Key Responsibilities Maintenance Leadership Lead all maintenance operations across production, tank farm, warehouse, utility, and facility assets. Develop and execute maintenance strategies that improve equipment reliability and plant performance. Supervise maintenance technicians, contractors, and specialty service providers. Establish clear expectations, priorities, and accountability within the maintenance team. Foster a culture of safety, ownership, and continuous improvement. Provide coaching, mentoring, and development for maintenance personnel. Reliability & Asset Management Develop and maintain a comprehensive preventive maintenance (PM) program. Implement predictive maintenance initiatives where practical, including: Vibration monitoring Infrared thermography Oil analysis Ultrasonic inspections Develop equipment criticality rankings. Lead Root Cause Failure Analysis (RCFA) investigations. Improve Mean Time Between Failure (MTBF) and reduce unplanned downtime. Establish equipment history and maintenance records. Develop life-cycle replacement strategies for aging assets. Support Process Safety Management (PSM) requirements.

Participate in:

Management of Change (MOC) Process Hazard Analysis (PHA) Incident Investigations Ensure all maintenance work is performed safely through: Lockout/Tagout Confined Space Entry Hot Work Permits Line Breaking Procedures Support environmental compliance programs. Participate in emergency response planning and incident management. Planning & Scheduling Develop weekly maintenance schedules. Coordinate maintenance shutdowns and plant turnarounds. Establish work order prioritization systems. Manage maintenance backlog. Improve maintenance planning and labor utilization. Coordinate maintenance activities with production and logistics teams. Capital Projects & Plant Improvements Identify and justify capital improvement opportunities. Develop project scopes and budgets. Manage contractors and project execution. Lead equipment upgrades and replacement projects. Improve plant infrastructure reliability and safety. Support automation projects where appropriate. Budget & Cost Control Develop and manage annual maintenance budgets. Control repair and maintenance expenditures. Manage spare parts inventory. Negotiate vendor agreements and service contracts. Evaluate make-versus-buy decisions. Develop cost justification for capital expenditures. Contractor Management Select, qualify, and manage contractors. Ensure contractor compliance with site safety requirements. Monitor contractor performance. Review contractor work quality and costs. Conduct contractor safety orientations.

Qualifications Education Required:

Associate's degree in Mechanical, Electrical, Industrial Maintenance, Engineering Technology, or related field

Preferred:

Bachelor's degree in Engineering, Maintenance Management, Industrial Technology, or related discipline

Experience Required:

10+ years of industrial maintenance experience 5+ years of maintenance leadership experience Experience in chemical manufacturing, coatings, resins, polymers, petrochemical, or related industries

Preferred:

Experience in alkyd resin manufacturing Experience with aging industrial facilities Experience with unionized workforces Experience supporting PSM-covered processes
