Full Job Description What You'll Do:
As a Renovation & Maintenance Supervisor, you will lead full-scale property renovations from first walk to final punch list while overseeing day-to-day maintenance operations at your assigned communities. You'll scope units and common areas, build and hold schedules, manage subcontractors and in-house crews, and make sure the work that goes back on the market meets the MMI standard. You'll also serve as a leader in our organization, working alongside our operations and construction teams, championing the MMI culture, and ensuring maintenance associates have the tools, resources, and direction to be engaged and successful.
Where You'll Work:
This position is based in Springfield, Missouri, with regular travel to properties across Southwest Missouri and surrounding markets. Expect to be on-site where the work is — rehab projects, heavy turns, and lease-up pushes will drive your schedule. Reliable transportation and a valid driver's license are required.
What You'll Own:
Lead full property renovations end to end — unit interiors, exteriors, amenity spaces, roofs, siding, parking areas, and common areas — including scoping, budgeting, scheduling, and final walk approval. Perform detailed pre-renovation walks and condition assessments; build scopes of work and cost estimates that hold up against the budget. Solicit bids, negotiate pricing, and manage subcontractors and vendors through completion, including quality control inspections and punch list closeout. Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved. Prioritize, assign, and provide quality control of work orders, which includes monitoring and participating in daily completion when the queue demands it. Manage the turnover and make-ready process, including heavy turns and down-unit recovery, so units come back online on schedule. Execute each property's preventative maintenance plan to protect curb appeal and the physical integrity of the asset. Assist in developing and managing renovation and maintenance budgets; track draws, invoices, and change orders, and control parts inventory to stay on budget. Maintain accurate documentation — progress photos, scope changes, permits, inspections, and warranty records. Enforce OSHA and job site safety standards for both in-house staff and contractors. Participate in on-call emergency duties. Other duties and projects as directed and assigned.
What You'll Bring:
High school degree or equivalent required; trade school or bachelor's degree preferred. At least 3 years' experience in multifamily maintenance and/or construction. Demonstrated experience managing full property renovations or large-scale rehab projects, not just individual unit turns. Previous supervisory experience. EPA Certification (Type I and II) required. CPO (Certified Pool Operator) certification required or obtained within 90 days of hire. Valid driver's license and reliable transportation. Experience with value-add, distressed, or repositioning assets preferred. Must be able to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs as well as use a ladder.

You know your stuff when it comes to supervising and performing high-level, technically proficient work including: HVAC, electrical, plumbing, general carpentry, drywall and finish work, flooring, major appliances, pool care, painting, landscaping, ice/snow removal, roofs, and gutters.
