Job Description
Job Overview We are seeking an energetic and detail-oriented Maintenance Supervisor to lead our apartment maintenance team. In this vital role, you will oversee the daily operations of property maintenance, including but not limited to making apartments ready for move in, plumbing repairs, installing appliances and light fixtures, mechanical maintenance, janitorial, and grounds care for the site to ensure the best living standards possible for the residents of the community; i.e., by providing a safe and sanitary environment. This position involves 24-hour coverage for emergency situations. Your leadership will drive a proactive maintenance culture, uphold safety standards, and ensure our properties meet the highest quality standards for residents. Responsibilities Supervise and coordinate maintenance activities across multiple apartment communities, managing facilities maintenance teams effectively. Respond to emergency situations which may arise on a 24-hour basis and informs the Community Manager. Completes necessary work orders, and documents information on work orders, generally within 24 to 48 hours of being requested. Prepares vacated apartments for re-rental, usually within 5 days or less. Prepares surfaces and paints building interiors/apartments as necessary. Maintains the workshop, utility room(s), mechanical rooms (i.e., ensures the rooms are clean, orderly, safe and equipment is operating at peak efficiency and cleaning supplies and repair parts are sufficiently stocked). Repairs/replaces major appliances as required (refrigerators, dishwashers, stoves, garbage disposals and washers and dryers). Oversee repair and maintenance of mechanical systems, electrical systems, plumbing/ HVAC systems, to ensure optimal performance. Prepares surfaces and paints building interiors/apartments as necessary Other duties as may be assigned by the Community Manager as necessary Able to handle after-hours emergency calls and be on call as needed Provides coverage at other sites when required Manage projects related to capital improvements or repairs, coordinating with vendors and contractors while adhering to project management best practices. Maintain records of maintenance activities, work orders, safety inspections, and equipment inventories in accordance with company policies Ensure compliance with OSHA safety regulations and safety procedures across all maintenance operations; conduct regular safety inspections and training sessions Qualifications Proven experience supervising facilities or maintenance teams within multifamily setting Strong mechanical knowledge including HVAC system repair, electrical systems, plumbing maintenance, and industrial maintenance procedures. Knowledge of OSHA safety regulations and safety management practices in facilities maintenance environments. Hands-on experience with tools needed for the positon, such as power tools, hand tools, plumbing auger, key machine, etc. Excellent leadership skills with a focus on team management, project coordination, and maintaining high safety standards. Strong communication skills in English; ability to train staff on maintenance repair procedures effectively.
