Monday-Friday with after-hours/on-call support Position Overview Chandler Investment Properties is seeking an experienced, dependable, and hands-on Maintenance Manager to lead the maintenance operations for our growing residential property portfolio. This position is responsible for overseeing the maintenance team, coordinating work across multiple properties, managing vendors and contractors, maintaining property standards, and ensuring resident maintenance requests and unit turnovers are completed efficiently and professionally. We are looking for someone who can lead people, prioritize a busy workload, solve problems, and hold a team accountable while still being willing to step in and assist in the field when necessary. Key Responsibilities Lead, supervise, schedule, and support maintenance technicians across multiple residential properties. Manage daily work orders and ensure requests are assigned, prioritized, completed, and properly documented. Oversee apartment/home turnovers and ensure units are completed on schedule and ready for new residents. Conduct regular property inspections and identify maintenance, safety, and preventative maintenance needs. Coordinate HVAC, plumbing, electrical, appliance, carpentry, and general property repairs. Manage outside vendors and contractors when specialized services are required. Review vendor work for quality, completion, and cost. Maintain appropriate levels of maintenance supplies, tools, equipment, and commonly used repair materials. Implement and maintain preventative maintenance schedules. Track maintenance performance, including open work orders, completion times, recurring issues, turnover progress, and property conditions. Ensure company vehicles, tools, equipment, and maintenance areas are properly maintained. Maintain strong communication with property managers, leasing staff, operations leadership, vendors, and residents. Assist with emergency and after-hours maintenance situations when necessary. Ensure maintenance activities comply with company policies, safety requirements, and applicable housing/property standards. Help develop maintenance procedures, checklists, and operating standards as the company continues to grow. Leadership Expectations The Maintenance Manager is expected to be more than an experienced technician. This position is a leadership role . The successful candidate should be able to: Set clear expectations and hold team members accountable. Develop and train maintenance technicians. Create an organized daily plan for the maintenance department. Identify problems before they become emergencies. Balance resident satisfaction with cost control and operational efficiency. Communicate professionally with residents, employees, vendors, and leadership. Take ownership of maintenance operations from start to finish.
Qualifications Required:
Previous residential, multifamily, property management, construction, or facilities maintenance experience. Previous supervisory or team leadership experience. Strong knowledge of general maintenance and repair. Ability to troubleshoot common HVAC, plumbing, electrical, appliance, and building maintenance issues. Strong organizational and time-management skills. Ability to manage multiple properties, priorities, and projects simultaneously. Valid driver's license and reliable transportation. Ability to use smartphones, email, work-order systems, and basic computer applications. Ability to perform physical maintenance duties when required.
Preferred:
5+ years of maintenance experience. 2+ years of maintenance supervisory or management experience. Multifamily or residential property management experience.
HVAC/EPA
certification. Experience managing apartment or rental-home turnovers. Experience with preventative maintenance programs and inventory control.
