Job Description

The Maintenance Supervisor is an integral part of HRCP management team, ensuring safe, and efficient operation of affordable housing properties with a high standard of living for residents. They must perform duties that require the ability to analyze and repair structures in accordance with the Housing and Redevelopment Commission of Pierre policies and administrative plan.
Duties and responsibilities:
Performs semi-skilled maintenance in the areas of plumbing, electrical, carpentry, landscaping and heating at Midtown Apartments and 20 single-family homes to assure proper condition of all HRCP property. Perform skilled carpentry tasks such as repair/replace doors, door frames, cabinets, vanities, fences, repairing/replacing walls, flooring and sheetrock. Performs preventive maintenance measures to units and equipment for cost effective management. Independently respond to emergency requests from tenants as well as formal work orders. Clean all garage, storage and furnace rooms at Midtown apartments. Paint, clean and repair vacated units for re-leasing. Responsible for the purchases to perform job duties. Maintains landscaping, lawn care and snow removal at Midtown apartments. Monitors and reports condition of family unit upkeep to the Executive Director. Secures all storage, furnace, and shop rooms daily. Responds to after hours, emergency maintenance calls. Cellular phone provided by HRCP. With the approval of the Executive Director, solicit quotes for repairs using professional contractors as necessary and supervise contractors. Assist the Executive Director with Procurement process. Take responsibility and prepare for seasonal changes or necessary work repairs. Supervises temporary maintenance personnel. Perform National Standards for the Physical Inspection of Real Estate of units under lease in the Section 8 Rental Assistance Program. This requires good written documentation on the required HUD forms. Other related duties assigned by the Executive Director. Other duties as assigned.
