Job Description

Objective Provide overall maintenance of the apartments (property), including the direction and oversight of Maintenance Technician(s) under the general direction of the Property Manager. Essential Duties and Responsibilities In conjunction with the Property Manager, establish (and subsequently monitor the achievement thereof) immediate and long term preventive maintenance objectives consistent with overall goals of the property. Assist the Property Manager in the preparation of the property's annual operating budget, plan and monitor maintenance activity to ensure that the costs therefore are consistent with the approved budget. Schedule, monitor and help work on the completion of routine maintenance work, including repairs to occupied apartments, refurbishment of vacated units on a timely basis and repairs to buildings exteriors and commons areas, including work done after hours on an emergency basis. Such monitoring shall include the daily assessment of costs to insure that work is carried out within the established budget parameters. Inspection of completed work and, in the case of repairs to occupied apartments, conduct interviews with and without the Property Manager in a continuous assessment of maintenance needs and, as needed, to adjust established goals. Regular monitoring of vendor contracts and supplier costs to insure that materials are purchased at the best possible price. Serve as a key representative of Frye Properties and the owner and carry out assigned tasks and coordinate the maintenance program and staff in such a manner to insure that turnover are minimized and that the best possible resident relations are maintained at the community. Not limiting duties to just the above, but any other reasonable request that may be asked upon you by the Property Manager and/or any Frye Properties Executive. Specific Knowledge, Skills, Licenses, Certifications, Etc. Requires a high school diploma/GED, or an equivalent number of years of maintenance experience. An AA degree in mechanical, electrical, or industrial maintenance a plus. HVAC certification. Ability to work independently on assigned tasks, as well as accept direction on given assignment. Physical Requirements Must be able to lift and move objects up to 75 pounds consistently with heavier weight necessary at times.
