Identify maintenance needs and safety hazards Conduct scheduled preventative maintenance Replace light bulbs, ballasts, and fixtures

Plumbing:

Repair leaking pipes, faucets, and toilets Unclog drains and replace plumbing fixtures as needed

HVAC:

Replace air filters Assist with minor repairs or maintenance to heating and cooling systems Report major HVAC issues to licensed technicians

Carpentry:

Patch drywall and paint surfaces Repair or replace doors, locks, windows, and trim Build or assemble furniture and fixtures as needed

Exterior Work:

Perform seasonal duties like snow removal, lawn care, and gutter cleaning Maintain walkways, fences, and parking lots Power wash buildings and outdoor surfaces

Safety & Compliance:

Ensure compliance with building codes and safety regulations Maintain records of inspections, repairs, and maintenance tasks Report safety concerns or violations to management

Inventory & Supplies:

Keep track of tools and maintenance supplies Request or purchase parts and materials as needed Maintain a clean and organized work area

Emergency Response:

Respond promptly to emergency maintenance requests (e.g., water leaks, power outages) Troubleshoot and repair minor electrical issues Assist with installation of electrical appliances
