Competitive Pay Sick Leave Paid holidays State Retirement plan starting first day Lunch provided to all employees at no charge Position Summary The Maintenance Director is responsible for planning, organizing, and directing all maintenance operations within the nursing home to ensure a safe, clean, comfortable, and compliant environment for residents, staff, and visitors. This position oversees building systems, preventive maintenance, repairs, grounds maintenance, safety programs, and regulatory compliance in accordance with federal, state, and local regulations. Essential Duties and Responsibilities Direct and oversee all building maintenance, repairs, and preventive maintenance programs. Maintain heating, ventilation, air conditioning (HVAC), plumbing, electrical, mechanical, and fire safety systems. Conduct routine inspections of the facility, equipment, and grounds to identify maintenance needs and safety hazards. Ensure compliance with OSHA, CMS, state health department, life safety, and fire code regulations. Coordinate and document preventive maintenance schedules for all equipment and building systems. Respond promptly to maintenance requests from residents and staff. Supervise maintenance personnel, including scheduling, training, and performance evaluations. Maintain inventory of maintenance supplies, tools, and equipment. Coordinate outside contractors and vendors for specialized repairs and inspections. Oversee facility emergency preparedness, including generator testing and emergency equipment maintenance. Ensure proper operation and documentation of fire alarm systems, sprinkler systems, elevators, emergency lighting, and life safety equipment. Maintain facility vehicles, if applicable. Assist with renovation and capital improvement projects. Ensure grounds, parking lots, sidewalks, and outdoor areas remain safe and well maintained. Participate in infection prevention practices by maintaining a clean and sanitary physical environment. Maintain accurate maintenance logs, work orders, inspection reports, and regulatory documentation. Participate in facility quality assurance and safety committee meetings. Qualifications High school diploma or GED required; technical or vocational training preferred. Minimum of 3-5 years of maintenance experience, preferably in a healthcare or long-term care setting. Supervisory experience preferred. Knowledge of HVAC, plumbing, electrical, carpentry, painting, and mechanical systems. Working knowledge of life safety codes, OSHA standards, and long-term care regulations. Ability to read blueprints, manuals, and technical documents. Valid driver's license, if required.
