Director / Senior Management Position Overview We are seeking an experienced Director of Facilities Maintenance to lead facility maintenance, building operations, and infrastructure reliability. This is a senior leadership role responsible for ensuring buildings, grounds, equipment, and critical facility systems remain safe, reliable, compliant, and operational. The ideal candidate brings a strong combination of facilities leadership, maintenance management, technical knowledge, budgeting, capital planning, and team development . This individual will oversee maintenance teams and contractors while developing preventive and predictive maintenance programs that improve equipment reliability and reduce unplanned downtime. Key Responsibilities Provide leadership and strategic direction for facilities maintenance and building operations. Lead, develop, and evaluate maintenance managers, supervisors, technicians, and support staff. Develop and manage preventive and predictive maintenance programs . Oversee the maintenance and reliability of HVAC, electrical, plumbing, mechanical, building automation, life-safety, and general building systems . Develop annual operating and capital budgets and monitor maintenance expenditures. Create short- and long-term maintenance, equipment replacement, and capital improvement plans. Manage contractors, vendors, consultants, and service providers, including contract negotiations and performance. Establish maintenance procedures, work-order processes, operating standards, and performance metrics. Monitor work-order completion, response times, equipment reliability, preventive maintenance completion, and overall department performance. Conduct facility inspections and identify maintenance, safety, and operational concerns. Oversee facility construction, renovation, modernization, and capital improvement projects. Coordinate emergency maintenance, severe-weather preparedness, after-hours response, and business-continuity activities. Ensure compliance with OSHA, fire/life-safety, environmental, building, electrical, mechanical, and other applicable regulations . Partner with Operations, Finance, Security, IT, EHS, and organizational leadership. Evaluate new technologies and maintenance practices to improve efficiency, reliability, and cost control. Manage department staffing, scheduling, training, performance management, and employee development. Prepare budgets, reports, presentations, and recommendations for executive leadership. Required Qualifications 7-10 years of progressively responsible experience in facilities, maintenance, engineering, or building operations. 3-5 years of management or supervisory experience. Proven experience leading maintenance teams and managing contractors, budgets, and facility operations. Strong knowledge of commercial, industrial, institutional, or multi-site facilities . Working knowledge of HVAC, electrical, plumbing, mechanical, building automation, and life-safety systems. Knowledge of OSHA requirements and applicable building, fire, environmental, and workplace safety regulations. Strong project management, budgeting, planning, and organizational skills. Excellent leadership, communication, and interpersonal skills. Ability to effectively manage emergencies and multiple operational priorities. Preferred Qualifications Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration , or a related field. CFM, FMP, CMRP, engineering, construction, or similar professional certification. Experience with CMMS (Computerized Maintenance Management Systems) . Experience managing multiple facilities or a large, complex campus. Experience with capital planning, energy management, sustainability, and facility modernization. Experience developing preventive/predictive maintenance programs and maintenance KPIs. What Success Looks Like Success in this role will include improving equipment uptime and reliability, maintaining strong preventive maintenance completion rates, controlling maintenance costs and budgets, improving work-order response times, maintaining regulatory compliance, reducing emergency repairs, and developing a high-performing maintenance team. Work Environment This position requires regular movement throughout facility areas including production floors, mechanical rooms, rooftops, construction areas, and outdoor locations. Occasional evening, weekend, holiday, or on-call availability may be required for facility emergencies.
