Position Overview We are seeking a dependable, hands-on Maintenance Operations Lead to oversee daily maintenance, preventive maintenance, inspections, equipment upkeep, seasonal preparation, vendor coordination, and operational support. This is an active, hands-on position and is not primarily a desk-based role . The Maintenance Operations Lead is expected to work in the field, troubleshoot issues, perform preventive maintenance and repairs, and personally verify that assigned work is completed correctly. The ideal candidate is proactive, mechanically capable, organized, responsive, and able to take ownership of maintenance responsibilities with limited supervision. Key Responsibilities Perform hands-on maintenance, troubleshooting, and general repairs. Manage and prioritize daily maintenance activities and work orders. Troubleshoot HVAC, plumbing, electrical, mechanical, water systems, equipment, and general building issues. Maintain a strong physical presence and routinely inspect facilities and equipment. Identify maintenance concerns early and take appropriate corrective action. Follow maintenance issues and work orders through final resolution. Personally verify completed work rather than relying solely on reported completion. Coordinate outside contractors and service providers when specialized work is required. Verify vendor work and follow up on incomplete or deficient items. Maintain organized tools, equipment, supplies, replacement parts, service records, and warranty information. Communicate maintenance priorities, completed work, deficiencies, and outstanding items to management. Preventive Maintenance & Weekly Goals Preventive maintenance is a core responsibility of this position. Clean and maintain assigned HVAC equipment every week. Meet established weekly HVAC cleaning, inspection, and preventive maintenance goals . Inspect filters, coils, drainage, airflow, thermostats, controls, leaks, buildup, cleanliness, and overall equipment condition. Complete or oversee the HVAC activity necessary to keep weekly goals on schedule. Complete established weekly preventive maintenance goals . Own assigned daily, weekly, monthly, quarterly, seasonal, and annual preventive maintenance requirements. Complete all required maintenance, inspection, opening/closing, operational, and safety checklists . Ensure checklist items and preventive maintenance tasks are physically completed, documented, and verified. Review incomplete or overdue items and ensure proper follow-through. Maintenance Operations Manager … Inspections & Asset Protection Conduct routine inspections of facilities, equipment areas, grounds, parking areas, walkways, lighting, drainage, and exterior assets. Proactively identify deficiencies before they result in safety concerns, equipment failures, operational disruption, or unnecessary expense. Ensure identified deficiencies are documented, prioritized, corrected, verified, and closed. Understand appropriate response procedures for power outages, water interruptions, leaks, HVAC failures, severe weather, fire/life-safety concerns, and equipment failures. Maintenance Operations Manager … Qualifications Previous maintenance, facilities, construction, building operations, or related experience. Hands-on experience with general maintenance and repairs. Working knowledge of HVAC preventive maintenance, plumbing, electrical, mechanical systems, water systems, and general building maintenance. Strong troubleshooting and problem-solving abilities. Strong organization and time-management skills. Ability to consistently follow established goals, schedules, procedures, and checklists.
