Job Overview We are seeking a dynamic and proactive Part Time Maintenance/Facilities Director to oversee and manage the maintenance operations of our facilities. This role is essential in ensuring that all mechanical, electrical, plumbing, and HVAC systems are functioning efficiently, safely, and in compliance with industry standards. Duties Manage and supervise facilities maintenance teams to ensure timely completion of maintenance repair procedures across all mechanical, electrical, plumbing, and HVAC systems. Develop and implement preventive maintenance schedules using Computerized Maintenance Management Systems (CMMS) to optimize equipment uptime. Troubleshoot engineering issues related to mechanical systems, electrical systems (including high voltage and low voltage), HVAC systems, and plumbing systems using schematics, multimeters, voltmeters, ohmmeters, and other diagnostic tools. Ensure compliance with OSHA safety regulations by conducting safety audits, maintaining safety records, and training staff on safety protocols. Oversee the repair and maintenance of industrial mechanical systems, electrical systems—including high voltage equipment—and HVAC units to ensure optimal performance. Review facility schematics and technical manuals to support troubleshooting efforts and system upgrades. Manage projects related to facilities upgrades or repairs by coordinating resources, scheduling work, and ensuring adherence to safety standards. Requirements Proven management experience supervising facilities maintenance teams in an industrial or commercial environment. Strong mechanical knowledge with hands-on experience in mechanical systems repair and industrial maintenance. Familiarity with programmable logic controllers (PLCs), schematics, engineering troubleshooting techniques, and facilities management software such as CMMS. Knowledge of OSHA safety regulations along with experience implementing safety procedures within a maintenance setting. Electrical experience including working with high voltage and low voltage systems; ability to use voltmeters, ohmmeters, and other diagnostic tools effectively. Experience repairing HVAC systems—understanding of HVAC system repair processes—and plumbing system maintenance. Project management skills for planning repairs or upgrades while managing deadlines and resources efficiently. Excellent communication skills in English for clear documentation and team coordination. Ability to interpret schematics, technical manuals, and electrical diagrams accurately.
