  Must be able to diagnose, repair, remove, and install complete HVAC systems
• inside and outside Knowledge of air handlers, condensers, coils, refrigerant systems, thermostats, electrical components, and drainage Must be experienced with plumbing troubleshooting and repairs, including leaks, toilets, faucets, drains, water heaters, supply lines, valves, and other common multifamily plumbing issues Flooring installation and repair experience Electrical troubleshooting and general repair experience Appliance troubleshooting and repair experience Experience completing and overseeing apartment make-readies/turns Preventative maintenance experience Ability to troubleshoot maintenance issues and determine the appropriate repair Ability to prioritize and complete resident work orders efficiently Leadership experience and ability to provide direction to maintenance staff Must be dependable, organized, and able to work independently Must be available for scheduled on-call and emergency maintenance

PREFERRED EXPERIENCE

Boiler experience preferred Previous Lead Maintenance or Maintenance Supervisor experience preferred Additional HVAC, electrical, plumbing, or maintenance certifications are a plus

POSITION RESPONSIBILITIES

The Lead Maintenance Technician will help oversee the daily maintenance operations of a 305-unit apartment community , including: Diagnose, repair, replace, and install HVAC equipment Troubleshoot and complete plumbing repairs Complete electrical, flooring, appliance, and general maintenance repairs Complete and oversee resident work orders Manage and complete vacant-unit make-readies Perform preventative maintenance throughout the property Inspect apartments and identify necessary repairs Maintain buildings, common areas, property equipment, and grounds Help minimize outside vendor expenses by completing appropriate repairs in-house Maintain maintenance inventory, tools, equipment, and an organized maintenance shop Coordinate with property management regarding major repairs, vendors, parts, and property needs Help supervise and provide direction to maintenance team members Ensure work is completed safely, correctly, and according to company standards Participate in the on-call/emergency maintenance rotation

WHO WE'RE LOOKING FOR

We need a hands-on Lead Maintenance Technician who can lead a maintenance operation while still performing the work necessary to keep a 305-unit community operating efficiently. The ideal candidate should be able to walk into an HVAC, plumbing, flooring, electrical, appliance, or general maintenance issue , properly diagnose the problem, and determine the appropriate solution. This position requires someone who understands the importance of urgency, organization, resident service, preventative maintenance, make-ready deadlines, controlling maintenance expenses, and maintaining property standards. Applicants without apartment/multifamily maintenance experience, HVAC experience, EPA certification, and plumbing experience will not be considered for this Lead Maintenance Technician position.
